NEW CAR ACCESS CARD READER AT GATE 1

Please be informed that a new car card access reader (IN) has been installed at Gate 1 to ease the congestion of traffic during peak hours.

Vehicles can use this new card reader to access into VWM instead of having to queue up while waiting for the Visitor to get registered at the Sentry point. Residents with a car park access card may use the Smart Tag lane to access into the compound.

Cap Park Painting - Work Progress Report

Dear Valued Residents,

Please be informed that this car park epoxy painting work is still in progress due to some unforeseen circumstances arise.

The contractor has not been able to finish the job completely yet due to moisture content in the floor surface however they are committed to completing this epoxy painting work successfully.

Please take note there will be no extra additional charges for the contractor adopting various techniques to overcome this moisture content difficulties.

KEEPING OF DOMESTICS PETS IN THE CONDO

Dear Valued Residents

The Management has received complaints from residents that some owners are keeping pets inside their units. Please take note in the House rules, under clause 5.3 : it clearly states that “No household pets and livestock (i.e cats, dogs, rabbits, chickens, snakes, birds, etc) other that fishes in aquariums are permitted in any of the units or any part of the building”.

A fine of RM200.00 will be imposed to residents who kept household pets & the Management reserves the right to remove any pet/livestock found within the Condominium at the owner’s expense.

We strongly recommend that owners with pets kindly make arrangement to have them kept in a proper and ideal environment and not in condo. The local authorities (DBKL) are also entrusted to enforce penalty to units, which houses these animals if reported.

SAFETY PRECAUTIONS TO PREVENT BREAK-INS.

Dear Valued Residents,

Please be informed that a recent break-in occurred at Block D - Level 10; whereby the burglar managed to get in through the wet-kitchen window and stole quite a lot of valuable items such as cash and electronic gadgets.

In view of this, we urge you to be more alert when leaving your Unit, and to take precautions in making sure all windows are locked properly and, do use heavy duty pad-locks for the front-gate and door too, in order to minimize it being picked open. Lastly, do advise and ensure that your visitors and/or, contractors comply with the registration procedure upon entering Villa Wangsamas Condominium at all times, to prevent such incidents recurring.

Rooftop Repairs Update

Last year several Towers  encountered multiple roof leaks which affected both residents units and the common areas. Until this point, the leaks were repaired by patching on an as needed basis however with the increasing number of areas requiring repair, this method wasn’t practical and didn’t offer good value for money.

A survey of all roofs was performed by several contractors and it was found that Towers F, C & A required major repairs in that order of urgency.

A significant investment was required and after a lengthy tender process a contractor was appointed.

The contractor (JCi Waterproofing) will apply a new Acrylic Membrane after preparing the existing surface and repairing the cracks with hydraulic cement. The work carries a 5 year workman warranty and a 5 year product warranty.

Other Towers are being monitored on a regular basis for similar issues.

Tower J, Lift #2 Out Of Service

Due to a technical fault lift #2 in Tower J is currently out of service. The lift technicians have found a faulty control card and this has been sent to repair.

Owing to TY Low having to spend more time away from VW, Mr. Muhammad Hardave (Dave) has joined the team as Building Manager a.i. A decision on the long term plan will be made asap.

CONVERSION OF MAINTENANCE CONTRIBUTION - FROM PER SQUARE FOOT TO SHARE UNIT BASIS FOR MANAGEMENT CORPORATION.

Following the formation of the MC (Management Corporation) at the 1st AGM on 4th April 2015, under the Strata Titles Act 1985 (Act 318) [section 45 (3) (b)] and the new Strata Management Act 2013 (Act 757) [section 12 (3)], the calculation for the monthly Service Charge and Sinking Fund contribution will be based on the number of Share Unit allotted for each Parcel effective August 1st 2015.

The number of shared units was determined by the Land Office and based on a complex formula determined by factors such as unit size, accessory parcels [e.g. parking spaces], private gardens and balcony areas.

The Future Of This Blog

The future of this site and whether a replacement would be created was discussed between the JMC and MC in a recent meeting and the MC have requested that the site continue to be maintained as the official news and communications portal.

On a best efforts basis the current site admin will work with the MC to maintain the site and to ensure that official news and key notices continue to be published.

The wording and branding of the site will be updated over the coming weeks to reflect the changes on Management Council from JMC to MC.

Re: CAR PARK BAYS FOR RENT

Pleased be informed that a total of sixty-nine (69) car park bays is now available and opened up to Residents for their leasing/rental, on a “First Come, First Served” basis.

The terms and conditions of lease/rental of these car park bays are as follows:

  1. Resident’s unit must not be in Default of payments;
  2. Monthly rental is RM120.00 per bay;
  3. Advance payment of 6 months, i.e. RM720.00 is required upon application;
  4. Car-park Access card deposit payment of RM50.00 is payable together; (Refundable – depending on the condition of the card at time of handover)
  5. Rental of the bay is solely for private parking only; (Sticker with bay number will be provided)
  6. Sub-renting of parking bay to a third party is strictly prohibited;
  7. Indoor parking is only allowed for vehicle not exceeding 1.9 meters in height and within the square of the designated parking bay;
  8. All rental/leases shall be valid for a term of 6 months and Extension of the Tenancy is subjected to the approval of the Management Office;
  9. Rental agreement shall be nullified immediately if the unit before a defaulter and any rental credit remaining will be used to offset any other sum owed.

Contacting the MC

The MC have advised that they can be contacted via the Management Office.

There are no current plans to create an email address similar to the JMC email ID however in the interim period, any email sent to the JMC email address (vwm.jmc@gmail.com) will be  passed onto the MC on a best efforts basis.

MC handover from JMC

Following the formation of the MC during the last AGM held on 4 April 2015, formalities to setup the Management Corporation (MC) including the new bank accounts are a time consuming process.

During this transition period the JMC members will handover all responsibility, assets and liabilities to the MC however until the new account is ready the service charge and payments are made to/from the JMB account which is managed by the JMC.

Once the new account is ready an audit will performed, assets handed over and the the account closed

During this transition period all expenditure is jointly approved by both the JMC and the MC.

Some previous JMC members are assisting with the above and working closely with the new MC as non-executive volunteers to ensure that there is no impact to the operation at Villa Wangsamas.

It is hoped that the new account will be ready in time of next Service Charge Invoice at the end of this month and further information will be available once the account is ready

The Developer has highlighted their concern over a lack of interest amongst Parcel Proprietors to volunteer to be Council Members. If no suitable Council Members are found then the well being of Villa Wangsamas could be seriously compromised.

Pest Control Update

Late last year several termite infestations occurred in the common area including some of the guard areas. The existing pest control agreement only covered periodic spraying on the building and was deemed insufficient.

Several options were available at wildly different prices and after reviewing all the options the JMC decided to install a the Rentokil Baiting System which is provided by Rentokil who are one of the world’s leading pest control companies.

image In addition to this the general pest control contract was reviewed and a decision was made award the general pest control management to Rentokil who will provide an enhanced service and still allow the JMB a modest saving per month.
The rough scope of works for the common area is as follows:
  • Treatment for Cockroaches, common ants & Rats – Monthly
  • Mosquitoes Fogging – Fortnightly
  • Mosquitoes Larvaciding – Monthly
Rentokil are also offering Villa Wangsamas Residents special rates for General Pest Control Coverage and Termite Colony Elimination Programme within their units.

Update #1 - Calling for the formation of the MC and 1st AGM

Please be reminded that the Developer is calling for the formation of MC and its 1st AGM this coming Saturday at 10:30.

In accordance with Act 318 of All proprietors who have completed their Strata Title transfer have been sent an invitation and information pack by the Developer.

Please note only proprietors who have completed their Strata Title transfer and have no outstanding maintenance fund balance may vote or be elected as Council Members.

Based on data provided by the Developer there are around 600 proprietors who have completed their Strata Title transfers and as per section 11 of Second Schedule within Act 318 the following should be noted:

11. Quorum at general meeting. 
(1) One half of the persons entitled to vote shall constitute a quorum at a general meeting. 
(2) If within half an hour after the time appointed for a general meeting, a quorum is not present, the meeting shall stand adjourned to the same day in the next week at the same place and time, and if at the adjourned meeting a quorum is not present within half an hour after the time appointed for the meeting, those persons entitled to vote who are present shall constitute a quorum.

**Update** PROPOSED SAFE CYCLING AREA NEAR TOWER D

Following the recent proposal for a safe cycling area near Tower D the JMC received feedback Tower D residents objecting to the noise pollution and potential control issues that the implementation may cause.

Following a through review by the JMC at last weekends JMC meeting we would like to announce that this proposal will not be progressed due to the reasons stated above.

Car/Motorcycle Sticker FAQ

Why do I need to renew/new application of Car/Motorcycle sticker?
Car/Motorcycle sticker is to identify whether you are the rightful owner of the bay you have parked in.

Why do I need to enter as a visitor when I forget my card if I have a sticker?
Each has its own separate function with the Card solely used to open the car barrier gate and the car sticker is for car parking lot identification.   You will still have to register as a visitor at the Guardhouse if you enter not using an access card.

How much do I need to pay for a Car/Motorcycle sticker?
It is Free of Charge during the distribution exercise period from 2nd March 2015 to 3rd May 2015. A sum of RM10.00 is chargeable after this period i.e. from 4th May 2015 onwards.

How many car stickers can I apply?
It depends on the number of car park lots you have, for e.g. if you have 2 car park lots, you will be entitled for 2 car stickers.

How many motorcycle stickers can I apply?
It depends on the number of motorcycles you have as long as you can show proof of ownership of those motorcycles.

Do I need to display Car/Motorcycle sticker whilst parking in the car park bay?
Yes, the Car/Motorcycle sticker must be displayed prominently for Security reasons, e.g. if your car alarm goes off or your vehicle is parked in the wrong bay, our Security can identify the vehicle ownership & inform you immediately.

What happens if I don’t display the sticker?
Security will serve a reminder notice on your car windscreen reminding you to display the sticker.  Should you fail to display the sticker the day after, your car wheel will be clamped.

I have several bays and cars and move the stickers around. Is this a problem?
No problem, the sticker will be marked with the bays that you own e.g. P1/28, 29, 30.
You need to display the sticker prominently on your vehicle windscreen when parking in the car park.
 
What shall I do if my Car/Motorcycle sticker is lost?
A Police Report is required for replacement at a chargeable sum of RM10.00.

What are the Terms & Conditions in applying for the Car/Motorcycle sticker?
  1. You must fill in a Resident Information Data / Car Park Sticker Renewal Form which is obtainable at the Management Office.
  2. You must not be a Unit Defaulter.
  3. If you are a Tenant or a Representative, please produce an authorisation letter from the landlord/owner or submit a photocopy of tenancy agreement.

Car Stickers for 2015/2016

Please be informed that Villa Wangsamas Car Stickers for Year 2015/2016 are now ready for collection at the Management Office starting from 2nd March 2015.

The new stickers are issued to Residents ‘Free of Charge’ from now until 3rd May 2015. The stickers will be chargeable at RM10/- per sticker as from 4th May 2015.

Please note that the new Car Stickers will only be issued to Residents who have no outstanding payment due to the Management.

All Residents must ensure that their Car Sticker is displayed prominently on the front windscreen at all times for convenient identification purposes, otherwise the vehicle shall be subject to being checked by Security.

Residents are reminded that they must to park their cars in their designated car park lot with this valid Car Sticker displayed, to avoid it being clamped.

To obtain the Car Sticker, kindly drop by the Management Office and fill up the relevant application Form.

PROPOSED SAFE CYCLING AREA NEAR TOWER D

Dear Tower D Residents

PROPOSED SAFE CYCLING AREA NEAR TOWER D

One of the frequent requests received is for children to be allowed to cycle on the driveways and carpark. Due to safety issues this has been prohibited from day 1 in 2008 when the condominium was handed over from the Developer.

Despite the space constraints that we have however, the feasibility of a safe cycling area is currently being assessed by the JMC. It is proposed that a seldom used section of the driveway extending from Tower D to the roundabout adjacent to the Playground be closed off to vehicular access with removable road barriers and re-used as a safe cycling area.

The following rules will apply to the area:
  1. Only cycles and children scooters
  2. No dangerous stunts/jumps etc. 
  3. No skateboards or similar due to noise and damage that they cause 
  4. No ball games or badminton 
  5. Hours of use will be aligned with the playground (09:00-22:00)

Owing to the proposed rules we anticipate that this will have a negligible impact on Residents in Tower D however we are keen to hear your feedback on the proposal before any final decision is made.

Kindly note however that facilities for badminton, tennis, futsal, skateboarding were not provided by the Developer and there simply isn’t space within our condominium to accommodate these.

Car Park Flow and Signage Update

Further to our Notice dated 31 December 2014 on the above matter, we are pleased to announce that the new signage has been installed at all levels of the car park. The level by level installation has enabled us to make adjustments to improve the impact of the signage following feedback.

A new “Car Park Safety“ notice has also been installed at the two entry points to our car park to remind Residents on how to drive safely in the car park.

The new flow has been designed to improve safety and solve existing conflict issues which prevented some Phase 1 Residents from legally reaching their space if they entered via Gate 2.

Feedback from Residents has been generally positive; however we regret any confusion caused by conflicting road markings. The installation of the new thermoplastic road markings is expected to be completed within the next 2-3 weeks.

During this interim period several Guards are temporally assigned to the middle ramp to assist with the traffic management during peak hours in the mornings and evenings to help direct the flow.

Please be reminded that any damage or vandalism caused to the safety poles installed at turns, or to any signage, or any removal of the same, will be billed back to the Unit.

Whilst the road markings are in a state of transition please follow the new signage direction and abide by the Car Park Safety advice.

January 2015 Debtors Report

The latest debtors report as of 31 January 2015 is now available for download here: 31 January 2015 List of debtors by block.

We are pleased to highlight following continuous enforcement work over the past 6 months the debt level is decreasing and is now at the lowest level ever. Nevertheless there is still a lot of work to be done and we are determined resolve the issues with debtors.

All residents are reminded to check their statements and report any payments that may have been missed to the management office without delay.

We are also noticing some residents who request a payment plan to clear their debt become bad paymasters again after a 1-2 months and the Management Office will take swift enforcement action action against those who try to play the system.

Currently there are several major disputes owing to sub sale issues whereby an outstanding amount wasn’t settled during the sale process and they have now found that they are liable for any sums owed.

Any sums owed are attached to the unit and not an individual so it will not be possible for the JMB to either write it off or commence recovery proceedings from a previous owner.

Last year a unit owner took a previous owner to the small claims court over the sub sale debt issue and won the case. Following this judgement the JMB understands that other owners in a similar situation are now considering this course of action.

Car Park Traffic Flow FAQ

Dear Residents

We have received several good questions regarding the new traffic flow that was introduced in the car park. The below FAQ should answer the common questions that are being raised:

Why can’t downward cars turn left and upward cars turn right at the central ramp near Tower G? 

This was previously looked into and rejected because the roadway would need to be 2 way and unfortunately the width is insufficient. If the road way direction was maintained (turn left) then the parking spaces on the left of the ramp would be inaccessible if those Residents enter via Gate 2. The objective of making all traffic turning right at the central ramp is to enable access to and exit from all the parking bays at Phase 1 possible regardless of which Gate you wish to enter or exit from.

Why can’t the road be closed to stop people turning left at the central ramp near Tower G?

In addition to the lack of width for a 2 way road as mentioned above this would cause access issues for the immediate spaces next to the “ramp wall”. As per the authorities' parking space guidelines such spaces need to be much wider than the standard bays that are in place to address access issues and unfortunately we are not able to relocate those spaces that would be impacted.

I now have to drive further which takes an extra 30 seconds to get to my space near Tower H/J and this is so inconvenient. 

Why have you done this? The existing flow was designed when there were only Phase 1 Towers and access was only via Gate 1. So when Phase 2 was constructed and access was made possible via Gate 2 too, there were conflicting directions and on some levels it has resulted in no legal way to get to spaces near Towers E,F,G,H & J from Gate 2. The new 1 way flow not only solves this access issue but is safer.

Why is the flow on P4 different to that on P3?

The indoor Visitor parking is on P5 and P3 and following feedback from Residents regarding Visitors getting lost the objective was to make Visitor access from Gate 1 as simple as possible and the new flow achieves this. Please also note that P4 and P5 do not have the same constraints and access requirements to Towers A-D as levels P1-3.

Cars keep driving the wrong way! 

Additional signs, traffic management solutions will be implemented which will be augmented by periodic traffic control from our guards. Sadly some people are just too selfish and take short-cuts to get to their spaces, disregarding the safety of others. This selfish and couldn't-care-less attitude prevails both within our car park and outside on the public highways. So our advice is please drive carefully and remain vigilant at all times.

When will the new floor arrows and road markings be installed? 

Ideally this would have been done concurrently with the signage installation however due to several issues which could not be avoided this is slightly delayed and it is hoped to be completed in the next few

Following an incident last week whereby a resident from Tower C was selling food at the pool area from a trolley please be reminded that this is strictly prohibited as per the Houserules.

a) Food and drinks including alcohol are not allowed in the pool and immediate pool deck areas.
b) Smoking in the pool and surrounding areas is strictly prohibited.

UPDATE ON OUTDOOR VISITOR PARKING AT PHASE 2, VISITORS’ VEHICLE PASS & PICK-UP/DROP-OFF

Dear Residents

Further to our Notice dated 6 January 2015 on the above matter, we are pleased to share the following updates:-

Outdoor Visitor Parking at Phase 2

The Outdoor Visitor Parking at Towers A, B, C & D has now been fully restored.

Control measures and bay numbering have been put in place to improve management of the bays and these measures will be rolled out to all Visitor spaces over the coming weeks.

Please note that the 13 outdoor bays will be given on a first-come-first-serve basis.

If there is no outdoor parking available then Visitors will be asked to proceed to Gate 1 and then directed to park at P3.

Residents who wish their Visitors to park at these bays for special events or functions will need to make a reservation with Management. The Visitor’s name, residents contact details and details of the vehicle will need to be furnished i.e. the vehicle make, registration number and expected date and time of arrival.

Please be reminded that Visitor parking is for a maximum 48 hours only.


Visitors’ Vehicle Passes

Visitors’ Vehicle Passes for Phase 2 are now numbered and coloured to synchronise with the allotted bay and colour code of the parking area. On the reverse of the new passes is the Parking Bay & Tower Directions Map to guide Visitors to the exact parking bay and to the Tower they are visiting.

Residents are hereby reminded to collect their Visitors at the Tower Lobby.

New Passes for other Visitor parking areas will be implemented in the coming weeks.

Pick-Up / Drop-Off Parking Bays

Eleven (11) additional Pick-Up/Drop-Off parking bays at Tower entrances are now in operation – three (3) each between Towers A & B, C & D and H & J, and two (2) at Tower E.

Towers G & F will have several of the existing bays will be reserved for pick up and drop off.

A maximum time of 20 minutes is allowed, and the Tower Guards have been instructed to clamp vehicles that exceed the permitted time limit.

Chinese New Year Holidays

In view of the forthcoming extended holiday weekend from 19th February 2015 to 22nd February 2015 for the Chinese New Year Festival, residents are kindly reminded to undertake the following precautions before leaving for your holidays.

You may wish to reinforce your door entrance with an additional lock and also please make sure that your windows, balcony sliding door, drying yard and kitchen door & grills are well secured and shut upon leaving. (For units with an alarm system, please also check your sliding doors to ensure it is in working condition).

Do also check upon and turn off the gas tap & water-faucets and switch off the air-conditioning system, heater and all lights & equipment not in use.

Residents leaving behind their vehicles parked inside the building, do make sure that your car lights (inside cabin too) is turned off and it is well secured and that no valuables are kept within. If you are away for more than a week, you may wish to ‘dis-connect’ you Battery too.

Lastly, for those who are driving, do check the condition of your car and have it serviced early, to ensure that it is all ‘tip-top’ to go and, please drive carefully and have a safe journey.

The office will resume operation on Monday 23rd February 2015.

Calling for the formation of the MC and 1st AGM

We have recently been informed by the Developer that as per an ongoing Strata Title search; approximately 46% of total owners have registered their strata title ownership.

In accordance with Section 41 of Act 318, the Developer as original proprietor would be convening the first AGM to form the MC. This AGM will be held on Saturday 28 March 2015 at 10:30 in the MPH.

As per the information received from the Developer the following agenda has been set:
  1. To decide whether to confirm, vary or extend the insurances effected by the Management Corporation 
  2. To decide whether to confirm or vary any amounts as contributions to the management fund 
  3. To determine the number of members for the council and to elect the council where there are more than three proprietors 
  4. To decide whether to amend the additional by-laws in force immediately before the holding of the meeting 
  5. To present the Audited Accounts for the financial year ended 31 December 2013
The agenda provided is slightly different to that required under Act 318 Section 41(5) therefore a revision of the agenda by the Developer is likely.

Please note that the running of the meeting including the agenda and communication is the sole responsibility of the Developer. Under Act 318 Section 41(4), the original proprietor shall give a written notice of the first annual general meeting to all parcel proprietors constituting the management corporation not less than fourteen days before the meeting.

Some points to note:
  • We have been advised that the Developer will be sending the notices to registered parcel owners at the beginning of March. At the moment the Developer hasn’t advised on whether they will inform owners who have who have yet to receive their Strata Titles.  
  • As per Act 318, only owners who have received their Strata titles may vote and the Developer hasn’t confirmed whether those who have yet to receive their titles may attend as observers. Once this has been clarified we will endeavour to keep you updated. 
  • Following the formation of the MC, they will take over the running of our condo and the JMB will have to transfer all funds to the MC within 1 month and the JMB shall be deemed to be dissolved three months from the date of the first meeting of the MC i.e. the AGM. 
  • Both Act 663 and 318 will be replaced in the near future by Act 757 once this has been gazetted by DBKL. The new Act 757 will complement Act 318. Act 757 shall be read and construed with Act 318 and the legislation made under that Act in so far as they are not inconsistent with the provisions of this Act or the regulations made under this new Act. There will no longer be Act 663 once Act 757 comes into existence. 
  • Act 663 and Act 318 are almost similar however the latter is managed by the owners and there is no participation by the Developer as in Act 663 they have a mandatory position in the committee 
  • The planned JMB AGM scheduled in April has been superseded by the formation of the MC. VII. The contact details of our Developer are as follows:

Management Office - Organisational Update

Please note that with immediate effect Ms Fione Lim is no longer attached to Villa Wangsamas.

Until a replacement Building Manager is appointed Mr TY Low from JLFM HQ will take temporary change and our current Building Executive Mr William Tan is the escalation point for out of hours emergency issues on 019-211-3232

In addition to the above En. Hasrul Hisam will join the team on 4/2/15 as Building Executive.

Contacting the JMC

During the last AGM the JMB members in attendance elected a total of 10 JMC members. Following the resignation of 2 council members in 2014 there are currently 8 serving JMC members and their details can be found on the blog site. 

JMC members are parcel owners and all of the current committee reside at Villa Wangsamas. The role of the JMC is voluntary and unpaid and the VW JMC receive no allowance unlike some JMC’s.

If you don’t personally know any JMC members then there are several ways to contact them:
  1. Email to: vwm.jmc@gmail.com Please ensure that you include your name and unit number in the correspondence 
  2. Write to them via the Management Office
  3. Contact the Management Office and request their assistance in setting up a meeting 
Some JMC members from time to time try and participate on social media sites such as Facebook however formal complaints and feedback must be sent to the JMC via the official channels.

The JMC value all constructive, objective feedback so it's imperative that the correct channels are followed otherwise comments on Facebook etc may not receive the response required.

Car Park Signage/Flow/Visitors Parking Update

Further to the earlier announcements at the beginning of January regarding the new car park signage, traffic flow and visitors parking, we are pleased to inform you that the works have recently commenced with new signs appearing on levels P1 and P2.

The road markings will be revised and refreshed in the near future along with the numbering and colour coding of the visitors parking on levels P5 and P3.

Additional traffic management measures in the form of speed bumps and poles are being installed to help improve safety within the car park area.

A rough sketch of the new flow can be downloaded from the blog. If any residents would like to volunteer to redraw the parking flow in Autocad or similar then please contact the JMC ASAP.

The new visitors parking cards which will be assigned to a bay and a map are almost finalised and a draft can be seen below:

The new 20 minute max pick-up/drop-off bays outside each Tower are currently being installed outside this week and once all the signage is ready these will be implemented.

The works are expected to take several more weeks and whilst these are taking place please continue to take extra care when driving in the car park and always remember to practise safe driving by switching on your headlights, being vigilant and not speeding.
 
It would appear that many residents failed to read the previous notice which announced that the outdoor visitors parking at Towers A,B,C,D would be reintroduced soon and the JMC/MO are in the process of finalising the bay numbering, pass tagging and operational procedures.
 
The amount of workload in these parking-related initiatives is immense and very intricate as we have a very large premise which requires a highly amount of planning. Rest assured, we are doing our best to ensure all relevant aspects are being looked into.
 
We understand your frustration regarding the time taken to complete the work. All JMC time is voluntary this and a lot of time has been invested in this project and we therefore appreciate your patience, cooperation and support.

Contacting the Management Office

All Residents are actively encouraged to demonstrate a sense of community spirit and directly report any problems that they find to the Management Office without delay.

In addition to visiting the office in person Residents can email the Management Office team or call either the fixed line or the Building Manager.  The latest contact details and staff list can be found on the blog site.

It has been noted that some Residents are writing comments on the unofficial Facebook group addressed to the Management Office.

Please note that the Management Office are not on Facebook and the posting of such feedback on the group will likely lead to a delay in resolving issues or even reports getting missed.

Please be reminded that all feedback must include your name, unit number and contact details.

The feasibility of an online Residents portal is being looked into which would allow Residents to report and track issues,  view their service charge account and other important information. 

More information will be shared once the evaluation is complete and any feedback would be welcome.

REMOVAL AND DISPOSAL OF HEAVY OR BULKY ITEMS

Kindly take note that for the removal and disposal of heavy or bulky items, Residents are to directly contact our new Cleaning Services Company as follows:

In line with Section 12.2 of the House Rules, Residents are NOT to place the items in any part of the common area, including the rubbish rooms, “…..that might result in an untidy, unclean and unsightly appearance or cause inconveniences to other Residents.” As such, the items are to remain in the Resident’s unit until they are collected. 

In addition as per Section 13 of the House Rules on Refuse Disposal, a fine of RM200 will be imposed on Residents who do not comply with the above guideline. 

The cost of removal and disposal will depend on the nature of the items, and shall be borne by the Resident.

They have been selected after undergoing a tender selection process in November last year.

PARKING RELATED INITIATIVES

Consistent with the efforts to improve the traffic flow in our carpark complex, other parking-related initiatives will soon be rolled out, aimed at improving the overall parking management in our Condominiums.

  1. Internal Visitor Parking in the carpark complex will be allocated at Level P3 and P5, with a single entry and exit point via Gate 1. The parking bays will be numbered and colour-coded to ease identification; Red for P3 and Blue for P5. Priority to park at P3 will be given to Visitors of Towers A, B, C and D to facilitate collection of the Visitors by Unit Residents. 

  2. External Visitor Parking will be reintroduced outside Towers A-D to complement the existing parking outside Towers E-J. These spaces will be made available on a first-come-first-serve basis. Residents who wish their Visitors to park at these spaces will need to check with the Management Office on the availability and make a booking, furnishing the vehicle make, registration number and expected time of arrival. This booking shall only be valid for the day, and no advanced booking shall be allowed, except for Sundays and Public Holidays. Green colour code will be given for the External Visitor Parking at Towers A-D and Yellow for E-J. 

  3. Visitors’ Vehicle Passes will be updated to reflect the changes – they will be colour-coded accordingly and numbered to facilitate Visitors to the respective Parking Level / Area and Visitors’ Parking Bay. On the reverse of the Passes will be the Parking Bay & Tower Directions Map to guide Visitors to the exact parking bay and to indicate the direction of the Tower they are visiting. 

  4. A limited number of Pick-Up / Drop-Off parking bays will be introduced at the Tower entrance to facilitate the service. A maximum time of 20 minutes will be given, and the Tower Guards will be empowered to clamp vehicles that exceed the permitted time limit. 

The above initiatives are all in their final stages of being implemented, and we are working towards making this the soonest possible. In the meantime we call for your patience, understanding and support to enable a smooth realisation of the efforts.

NEW TRAFFIC FLOW AT CARPARK COMPLEX

Kindly be informed that we are currently undertaking efforts to improve the traffic flow at our Car park Complex to make it more practical, logical and safer. New signage, speed bumps and flexible poles are in the process of being installed at P1.

The changes are being implemented floor by floor in order to enable us to make necessary changes should the need arise.

This effort is being taken after feedback from concerned Residents over the past years who felt that the current flow is confusing, not practical and, to a certain extent, unsafe. Since then reasonable due diligent studies have been conducted to ensure that the changes will have minimal impact on Residents.

Corresponding efforts will also be undertaken to change the floor arrows to align them with the new signage; however this will take some time due to the condition of the floor surface which requires heavy-duty cleaning.

We trust the changes that are being implemented are in the best interest of Residents, and would very much appreciate your understanding and cooperation to ensure a smooth implementation.
