KEEPING OF DOMESTICS PETS IN THE CONDO

Dear Valued Residents

The Management has received complaints from residents that some owners are keeping pets inside their units. Please take note in the House rules, under clause 5.3 : it clearly states that “No household pets and livestock (i.e cats, dogs, rabbits, chickens, snakes, birds, etc) other that fishes in aquariums are permitted in any of the units or any part of the building”.

A fine of RM200.00 will be imposed to residents who kept household pets & the Management reserves the right to remove any pet/livestock found within the Condominium at the owner’s expense.

We strongly recommend that owners with pets kindly make arrangement to have them kept in a proper and ideal environment and not in condo. The local authorities (DBKL) are also entrusted to enforce penalty to units, which houses these animals if reported.

CONVERSION OF MAINTENANCE CONTRIBUTION - FROM PER SQUARE FOOT TO SHARE UNIT BASIS FOR MANAGEMENT CORPORATION.

Following the formation of the MC (Management Corporation) at the 1st AGM on 4th April 2015, under the Strata Titles Act 1985 (Act 318) [section 45 (3) (b)] and the new Strata Management Act 2013 (Act 757) [section 12 (3)], the calculation for the monthly Service Charge and Sinking Fund contribution will be based on the number of Share Unit allotted for each Parcel effective August 1st 2015.

The number of shared units was determined by the Land Office and based on a complex formula determined by factors such as unit size, accessory parcels [e.g. parking spaces], private gardens and balcony areas.

**Update** PROPOSED SAFE CYCLING AREA NEAR TOWER D

Following the recent proposal for a safe cycling area near Tower D the JMC received feedback Tower D residents objecting to the noise pollution and potential control issues that the implementation may cause.

Following a through review by the JMC at last weekends JMC meeting we would like to announce that this proposal will not be progressed due to the reasons stated above.

The JMC would like to thank those residents from Tower D who took to the time to provide feedback.

PROPOSED SAFE CYCLING AREA NEAR TOWER D

Dear Tower D Residents

PROPOSED SAFE CYCLING AREA NEAR TOWER D

One of the frequent requests received is for children to be allowed to cycle on the driveways and carpark. Due to safety issues this has been prohibited from day 1 in 2008 when the condominium was handed over from the Developer.

Despite the space constraints that we have however, the feasibility of a safe cycling area is currently being assessed by the JMC. It is proposed that a seldom used section of the driveway extending from Tower D to the roundabout adjacent to the Playground be closed off to vehicular access with removable road barriers and re-used as a safe cycling area.

The following rules will apply to the area:
  1. Only cycles and children scooters
  2. No dangerous stunts/jumps etc. 
  3. No skateboards or similar due to noise and damage that they cause 
  4. No ball games or badminton 
  5. Hours of use will be aligned with the playground (09:00-22:00)

Owing to the proposed rules we anticipate that this will have a negligible impact on Residents in Tower D however we are keen to hear your feedback on the proposal before any final decision is made.

Kindly note however that facilities for badminton, tennis, futsal, skateboarding were not provided by the Developer and there simply isn’t space within our condominium to accommodate these.

UPDATE ON OUTDOOR VISITOR PARKING AT PHASE 2, VISITORS’ VEHICLE PASS & PICK-UP/DROP-OFF

Dear Residents

Further to our Notice dated 6 January 2015 on the above matter, we are pleased to share the following updates:-

Outdoor Visitor Parking at Phase 2

The Outdoor Visitor Parking at Towers A, B, C & D has now been fully restored.

Control measures and bay numbering have been put in place to improve management of the bays and these measures will be rolled out to all Visitor spaces over the coming weeks.

Please note that the 13 outdoor bays will be given on a first-come-first-serve basis.

If there is no outdoor parking available then Visitors will be asked to proceed to Gate 1 and then directed to park at P3.

Residents who wish their Visitors to park at these bays for special events or functions will need to make a reservation with Management. The Visitor’s name, residents contact details and details of the vehicle will need to be furnished i.e. the vehicle make, registration number and expected date and time of arrival.

Please be reminded that Visitor parking is for a maximum 48 hours only.


Visitors’ Vehicle Passes

Visitors’ Vehicle Passes for Phase 2 are now numbered and coloured to synchronise with the allotted bay and colour code of the parking area. On the reverse of the new passes is the Parking Bay & Tower Directions Map to guide Visitors to the exact parking bay and to the Tower they are visiting.

Residents are hereby reminded to collect their Visitors at the Tower Lobby.

New Passes for other Visitor parking areas will be implemented in the coming weeks.

Pick-Up / Drop-Off Parking Bays

Eleven (11) additional Pick-Up/Drop-Off parking bays at Tower entrances are now in operation – three (3) each between Towers A & B, C & D and H & J, and two (2) at Tower E.

Towers G & F will have several of the existing bays will be reserved for pick up and drop off.

A maximum time of 20 minutes is allowed, and the Tower Guards have been instructed to clamp vehicles that exceed the permitted time limit.

ACTIVATION OF TOWER ACCESS CONTROL

Kindly be informed that the Tower Access Control System is now fully installed at all Towers, covering all entry / exit points and staircases.

Residents are required to use their Access Card to enter their Tower. Your Access Card must be treated just as important as your house keys and must be carried with you whenever you leave your house.


Residents without Access Cards or with faulty Access Cards are required to contact a Security Supervisor at Gate 1 or 2 for assistance and then report the issue to Management Office within 48 hours.

Your Visitors will need to be collected from your Tower Lobby or Linkbridge Gate. It is therefore important that you inform your visitors to notify you of their arrival to ensure that they are not inconvenienced. Residents/Visitors who need assistance must contact Security via the dedicated hotline.

Our Security Officers have been instructed NOT to open any doors for Residents ​ or Visitors.

Fast Food, Grocery, Flower, Laundry, Courier Service & Bulky Items Delivery will be accompanied by Security to your unit whilst the intercom is out of service.

We trust these procedures will help to enhance the security of our homes and, as such, your kind attention, understanding and cooperation are necessary to avoid any inconvenience.

SKATE BOARD / FOOTBALL / CYCLING

Dear Valued Residents,

SKATE BOARD / FOOTBALL / CYCLING - COMMON AREAS 

Please be reminded that children are strictly not allowed to use their skate boards, bicycles play football or any other ball games at the common areas (i.e. driveways, swimming pool, lobbies and corridors). 

The above activities are both dangerous and a nuisance; and are prohibited under the house rules.

Our security guards have been instructed to ensure these guidelines are followed and will confiscate any skate boards, footballs, bicycles etc. of those children who do not conform. Confiscated items will be kept in the Management Office and will need to be claimed by the children’s parents.

Any offenders may have their photo displayed on the notice board or blog.

Your kind attention and cooperation on this matter is sought for the common good of all and will be much appreciated.

Roof Top Leaks

Over the past few months several reports have been made regarding water ingress/leakage issues from the roof top on multiple towers which are affecting both units and common areas.

Owing to some units being empty and others having plaster ceilings the number of leaks may be higher than currently reported.

The management office have been asked to arrange a survey by several contractors to ascertain the current state of the roofs and the various repair options available.

Please can all residents on level 20 check their ceilings for any sign of ingress/leakage, especially behind service hatches and report any issues to the management office and cc the JMC email.

RM200 PENALTY FOR THROWING RUBBISH OUT OF UNITS

We have received numerous complaints that some Residents are inconsiderately and irresponsibly throwing all sorts of rubbish out of their units. On many occasions cigarette butts, drink cans, plastic bottles, used tissues, condoms and food wrappers have been found on the roofs of the main podium entrances, the driveways and pavements all over the premises and even on the balconies of units below.

These inconsiderate and irresponsible actions need to STOP IMMEDIATELY as they have incurred unnecessary inconvenience, anger and frustrations of Residents of units below, and could also pose danger to the safety of lives.

Section 13.1d of our House Rules states “Residents who are caught throwing rubbish from their units (either through the doors, windows, balconies or yards) will be held liable for any damage caused to neighbouring units or to units on the lower floors. A fine of RM200 will be imposed”. 

Kindly take note that henceforth the Management will impose the fine without any further notice on Residents who commit such actions. 

To further enhance our efforts to stop this uncivilised and intolerable behaviour, the Management have informed the Security and the Cleaners to inform us of any units that are breaking this House Rule. Moving forward, we would also like to seek the cooperation of all Residents to help us identify these culprits. Persons of such offensive nature need to be identified, reported and penalised. We will publish their particulars on all notice boards and the blog, and lodge a Police Report as their actions are tantamount to serious offences punishable by law if they result in anyone being injured, incapacitated or killed.

Your cooperation is vital in this effort. It is only with your commitment to assist that we can together make Villa Wangsamas an environmentally clean and safe haven to come home to and to live in. We encourage you to keep your cameras handy. Catch them in action; together, we can stop them!

Syabas have announced that the water supply may be disrupted due to upgrading works at the Wangsa Maju pumping station:

From: 8.00 AM - 2nd September 2014 (Tue)
To: 6.00 AM - 3rd September 2014 (Wed)

During these periods Residents are advised to use water wisely and to store enough water for their usage.

Gate 1 VW Tag Update

We are pleased to confirm that following an extended test with a number of residents, the VW Tag lane and transponder solution at Gate 1 was a success.

Unfortunately as the final preparations were being made to launch this several lightning strikes occurred over a period of a few weeks which damaged the system along with other items at Gate 1. The repairs to the circuit boards can take in excess of a week, with the system in-operable during this time.

Gate 1 seems to encounter a disproportionally high number of power surges and owing to the impact and that this would have to the operation of the VW Tag system and to prevent damage to the other electrical items we are currently working to fit a heavy duty surge protector to the main distribution box at the guardhouse.

We apologise for the delay in commissioning the system however we must ensure that post commissioning the system is reliable for residents.

The JMC are currently awaiting quotes from several electrical contractors and will endeavour to expedite the works so that VW Tag can be launched.

Water Rationing Ends

We are pleased to share that Syabas have stopped the water rationing plan effective 30 April 2014.

Although the rationing has stopped all residents should continue to be careful with their water usage.
