Cafe Opening Date


Dear Residents,

We are pleased to announce that a Halal Food & Beverage operator has been awarded the lease to operate the Club House space at Level 1, as an All-Day Dining Restaurant, as follows:-

Name of Operator : Restaurant Al-Ehsan 
Date of Opening : 1st October 2014 (Wednesday)
Location : Club House, Level 1 Business Hours : 7.00am until 1.00am daily 

Al-Ehsan will be holding an opening celebration on Tuesday 30 September from 19:00-21:00 with some free food for residents.

We trust that with this Facility now re-opened, Residents can enjoy the convenience of the range of food, beverages & snacks offered with a delivery service will be available for a nominal fee. The operator will also be able to take bookings for bulk orders and functions.

Please take note that the Cafe is not open to the Public and any Non-Resident patrons may only gain access if accompanied by a Resident.

Management Office - Payment Hours

Following some recent feedback we can confirm that payments should be accepted during the full opening hours of the management office.

Owing to the need to reconcile our local finance system the with that at JL HQ, the payment system  is closed 15-30 mins before the end of day. During this time payments will still be accepted and an official temporary receipt should be issued.

Should any Residents encounter problems then these contact the JMC who will investigate.

Roof Top Leaks

Over the past few months several reports have been made regarding water ingress/leakage issues from the roof top on multiple towers which are affecting both units and common areas.

Owing to some units being empty and others having plaster ceilings the number of leaks may be higher than currently reported.

The management office have been asked to arrange a survey by several contractors to ascertain the current state of the roofs and the various repair options available.

Please can all residents on level 20 check their ceilings for any sign of ingress/leakage, especially behind service hatches and report any issues to the management office and cc the JMC email.

CCTV Update 9 Sep 2014

Following the update back in April regarding the installation of additional cameras we are pleased to announce that the installations works are almost completed.

The additional cameras which have good night vision performance, will help secure the perimeter and improve provide coverage of the driveways, car park ramps, pedestrian gates, clubhouse, motorbike lane and pool area.

The next phase of the project will be to create a security control centre however this will be subject to  available budget and relative prioritisation.

RM200 PENALTY FOR THROWING RUBBISH OUT OF UNITS

We have received numerous complaints that some Residents are inconsiderately and irresponsibly throwing all sorts of rubbish out of their units. On many occasions cigarette butts, drink cans, plastic bottles, used tissues, condoms and food wrappers have been found on the roofs of the main podium entrances, the driveways and pavements all over the premises and even on the balconies of units below.

These inconsiderate and irresponsible actions need to STOP IMMEDIATELY as they have incurred unnecessary inconvenience, anger and frustrations of Residents of units below, and could also pose danger to the safety of lives.

Section 13.1d of our House Rules states “Residents who are caught throwing rubbish from their units (either through the doors, windows, balconies or yards) will be held liable for any damage caused to neighbouring units or to units on the lower floors. A fine of RM200 will be imposed”. 

Kindly take note that henceforth the Management will impose the fine without any further notice on Residents who commit such actions. 

To further enhance our efforts to stop this uncivilised and intolerable behaviour, the Management have informed the Security and the Cleaners to inform us of any units that are breaking this House Rule. Moving forward, we would also like to seek the cooperation of all Residents to help us identify these culprits. Persons of such offensive nature need to be identified, reported and penalised. We will publish their particulars on all notice boards and the blog, and lodge a Police Report as their actions are tantamount to serious offences punishable by law if they result in anyone being injured, incapacitated or killed.

Your cooperation is vital in this effort. It is only with your commitment to assist that we can together make Villa Wangsamas an environmentally clean and safe haven to come home to and to live in. We encourage you to keep your cameras handy. Catch them in action; together, we can stop them!
