CHINESE NEW YEAR & HARI WILAYAH HOLIDAYS

PLEASE BE INFORMED THAT THE MANAGEMENT OFFICE WILL BE CLOSED ON THE :

31ST JAN & 1ST FEB, 2014 – CHINESE NEW YEAR 
3RD FEB 2014 – HARI WILAYAH 

In view of the forthcoming extended holiday weekend from 31st January 2014 to 3rd February 2014 and also for the Chinese New Year Festival, Residents are kindly reminded of the following precautions to undertake before leaving for your holidays.

You may wish to reinforce your door entrance with an additional lock and also please make sure that your windows, balcony sliding door, drying yard and kitchen door & grills are well secured and shut upon leaving. (For Units with an alarm system, please also check your sliding doors to ensure it is in working condition).

Do also check upon and turn off the gas tap & water-faucets and switch off the air-conditioning system, heater and all lights & equipment not in use.

Residents leaving behind their vehicles parked inside the building, do make sure that your car lights (inside cabin too) is turned off and, it is well secured and that no valuables are kept within.

If you are away for more than a week, you may wish to ‘dis-connect’ you Battery too. Lastly, for those who are driving, do check the condition of your car and have it serviced early, to ensure that it is all ‘tip-top’ to go and, please drive carefully and have a safe journey.

Update on the illegal Astro dish problem

We are pleased to provide an update on the situation regarding the unauthorised fitting of personal Astro dishes to the building.

Legal action has been taken against one unit as a test case and we are delighted to announce that a court order has been obtained uncontested by the JMB against Norela bt Jufril and Mohd Faizal bin Zainal of unit F-03A-6 to remove the dish

The court also awarded a proportion of the costs and a copy of the written judgement will be available next week.

Next week a decision will be made as to whether a bailiff is required to remove the offending item. 

Following the above successful judgement we will now expedite action against the remaining units who have failed to remove their satellite dishes.

Appointment of Proxies at the AGM

Unfortunately many people have misunderstood the law regarding the appointment of a proxy at the JMB AGM.

Under Act 663 only joint and corporate owners may appoint a proxy. For joint owners the proxy must be one of the joint owners whose name is listed on the S&P agreement.

Friends/relatives or spouses etc who are not registered owners are not classed as JMB members and therefore cannot be appointed as proxies.

Corporate owners must produce a resolution letter from the companies to confirm the appointment of proxy with the name and IC number stated therein

The AGM is for JMB members however subject to available space partners and other non JMB members may attend as observers only.

Please note that observers may only observe and cannot vote, raise issues or cause a nuisance and failure to adhere to the AGM rules will result in their ejection from the meeting.

Should any non JMB members wish to raise issues at the AGM then please ask your unit owner to attend the meeting to raise on your behalf.

All operational issues/complaints should be directed to the management office and please remember to include your name, unit number and contact details.

Credit Card Payments Now Accepted

Dear Residents

We are pleased to announce that the management office can now accept payments by credit card with the following cards accepted:

  • Visa 
  • Mastercard 
  • CUP 
  • JCB 

Please contact the management office for details on how to set up regular payments via your credit card. Please note that this will only be available post AGM.

From now until the AGM on 25 January, as a gesture of goodwill there will be no admin fee for payments made via credit card.

During the AGM a resolution will be tabled for the JMB to set the admin fee (if any) for 2014 to cover any bank charges.

Gate 1 Revised Traffic Flow Plan

Following the recent update on proposed traffic flow change at Gate 1 we received feedback that the plans were far from optimal. The number of options available are limited owing to bomba requirements stipulating a 6m wide entrance which means that we are unable to simply place a car reader in the middle between lane 1& 2.

Over the past few months several options were looked at and the wake of the feedback received the JMC have decided to amend the plan which will provide optimal traffic flow.

We will be installing a long range card reader in lane 1 which will require the use a transponder in the car to open the barrier. The concept will be similar to the SMART Tag system used at the tolls in Malaysia.

Residents wishing to use the lane will be required to purchase a transponder from the management office which will come with a different type of access card which is heat resistant and fully compatible with all card readers at Villa Wangsamas.

The final pricing is still being worked out however the transponder, card & card printing will available at cost price of less than RM100 per piece.

Residents who do not wish to use a transponder may continue to use lane 2 which will retain the existing card reader.

Subject to a successful implementation then installation at Gates 2 & 3 will be considered for later in the year.

Pool Emergency Life Buoy

Please be reminded that the swimming pool life buoys are for emergency use only and MUST NOT be used for swimming training or as a play accessory.

Unfortunately there are several foolish and inconsiderate residents who are misusing this vital piece of safety equipment.

The new guards have been asked to monitor this issue.

All parents are requested to ensure that their children comply with this requirement.
