Lobby Door/Linkbridge Gates Access Control Update

Its been some time since a formal update on the lobby doors/linkbridge gates project has been made although adhoc updates have been made via the Facebook group.

Following many unfortunate delays and some design modifications, the ironwork and access control system has been installed and is currently undergoing testing to iron out any issues.

Additional signage has been installed at all doors and gates with the Security team contact number listed should anybody require assistance.

Unfortunately we have found that in several blocks the lobby area plaster ceiling is sagging and interfering with the doors. As a result we will need to rectify this before the system can be switched on and we are hopeful to get this completed in the new few weeks.

Several residents have raised concerns over the lack safety markings on the doors and we can confirm that these will be fitted before the system goes live.

**Update 14/10**
Unfortunately the quotations presented to the JMC did not contain the required dimensions/quantity and delays have occurred in sourcing a quote from some other suggested contractors. The JMC are extremely frustrated with the situation and are pressing the Management Office team to get this resolved asap.

Additional Visitor Bays near Tower J

Dear Residents

Adjacent to Tower J is an unused section of the driveway that is closed off owing to there being a dead end with no turning circle at the end.

To better utilise the space, we are proposing to create 6-8 Visitor parking bays in that area to provide more space for Visitor parking.

However, due to space constraints in that area, Visitors wishing to park there will need to drive in and reverse out.

To: 6.00 AM - 3rd September 2014 (Wed)

During these periods Residents are advised to use water wisely and to store enough water for their usage.

Management Office Organisation Change

We are pleased to announce that Ms Fione Lim has joined the team as Building Manager owing to Ben Lim transferring to a new JLFM site effective 1 September 2014.

All matters pertaining to Villa Wangsamas can be referred to Ms Fione Lim at the Management Office during office hours. The current management office email address remains the same: vwangsamas@gmail.com

In addition to Ben’s move we would also like to announce that Ms. Liza Kong will be joining the team as a Building Executive, taking over from Miss Thiam who will transfer to a new JLFM site in September.

To minimise any impact that the change may have, our new staff members are seconded from existing JLFM sites and are therefore familiar with our daily operations and process.

Motorcycle Lane Official Launch

Dear Residents,

To address the current security and safety issue with Motorcycles, the JMB approved the installation of a motorcycle entry and exit lane during the 4th AGM.

Following an extended period of testing and upgrades to the power supply at Gate 1, we are pleased to announce that effective Monday, 18 August 2014, registration will be opened for Motorcycle Access Card.

Access via the motorcycle lane will require either an existing yellow car access card or a new motorcycle lane access card at a cost of RM10 each.

As a gesture of goodwill, during the launch period from 18 August-17 September, the card fee of RM10 each will be waived.

Effective 18 September 2014, the following controls for Motorcycle entry will be strictly enforced:

  • Motorcyclists with a yellow car access card may continue to enter and exit at any Gate.
  • Motorcyclists with a blue motorcycle access card will only be able to enter/exit via the dedicated motorcycle lanes at Gate 1.
  • Visitors on motorcycle requiring parking or residents on motorcycle without the blue motorcycle access card or yellow car access card will need to register at Gate 1 to enter and will not be permitted to enter/exit via Gate 2 and Gate 3 respectively.
  • Delivery/Drop Off/Pickup for Towers A-D are permitted via Gate 2, as per current rules
  • Please note that the following terms and conditions will apply:
  • Applicant should not be a unit defaulter
  • Motorcycle access card cost RM10 each [Fee will be waived for registration between 18 August - 17 September]

Official Launch Of Gate 1 VW TAG Fast Lane

Dear Residents,

Following an extended period of testing and upgrades to the power supply at Gate 1, we are pleased to announce that effective Monday, 18 August 2014 registration will be opened for residents who wish to purchase the “VW TAG” transponder for use at Gate 1.

VW TAG is a long range card reader solution that will allow residents to enter via separate lane at Gate 1 and exit without the need to open the window in a similar way to the Smart Tag system used at many highway tolls.

A new slim heat resistant access card is required and these cards are fully compatible with all existing entry/exit/lobby/grille/gym/lift access card points.

The old parking cards will need to be exchanged for the new slim type access card during registration.

As gesture of goodwill, during the launch period from 18 August-30 August, the card exchange fee of RM10 each will be waived for residents purchasing the VW TAG solution.

Residents who do not wish to use the VW TAG fast lane (Lane 1) may continue to enter using the existing lane (Lane 2) with their existing yellow colour car access card. To exit from Gate 1, the same lane (Lane 3) will be used by both VW TAG and yellow colour cards.


Please note that the following terms and conditions will apply:
  • Applicant should not be a unit defaulter
  • Each Transponder costs RM70
  • New slim heat resistant cards cost RM10 each (old card return/exchange on a 1:1 basis) [RM10 will be waived for registration between 18 August – 30 August]
  • Failure to present the old card for exchange will incur a lost card fee of RM50 and the old card will be deactivated
  • VW TAG is open to all residents from all Blocks

New Cafe Operator

We are pleased to announce that Al-Ehsan Restuarant have been appointed as our new café operator. The restaurant will be Halal type mamak outlet selling typical Malaysian mamak food.

Al-Ehsan have several outlets around the Klang Valley including one locally at Jalan Rejang 7 

Renovations are currently taking place and the tentative opening date is 1 September 2014.

The opening hours are still to be confirmed and it is hoped that they will be able open and to serve breakfast through to late night supper.

Once the operator provides the final menu and opening hours then we will endeavour to publish them via this blog site.

Security Update 01/08/14

We regret to inform you that Guardhouse 1 was subjected to a robbery in the early hours of Wednesday morning.

Several people entered the guardhouse and robbed the guards whilst a number of the gang were waiting outside in the road.

Following this serious incident the guardhouse security has been tightened and residents are reminded that they cannot enter the guardhouse.

A neighbouring condo also encountered a similar robbery last week and the police are investigating these cases.

Following the above incident as well as a recent burglary we wish to reassure all residents that all aspects of security are being reviewed and some pertinent points to highlight are:
  • To improve visitor management all visitors requiring a car park space will be directed to enter and exit via Gate 1
  • All blocks are now covered by working CCTV which provide good coverage of all entry and exit points 
  • Additional cameras are currently being installed to further boost security
  • Requirements for the new PABX based intercom system are almost finalised following which a tender process will be initiated
  • Solutions to some of the language issues with guards are being investigated
  • A security improvement plan will be produced by our security company
  • Motorcycle access control is due to be implemented very soon via the dedicated lane at Gate 1
