Traffic Flow Revision Update

One of the long outstanding projects we have is the revision of the traffic flow at the both the entrance and the within the car park.

We are pleased to share that all the work orders have been approved for the revised traffic flows at both Post 1 and 2.

As well as moving the barriers, ironwork, cameras etc, new signage will also be installed which will include signage attached to the barriers and signs clearly indicating which lane people should take.

Owing to multiple contractors being involved we are awaiting a confirmed installation date which should be in around 2-3 weeks time.

The plan to shift visitor parking entry to Post 1 is still being finalised however its likely to happen once the entrance flows have been changed.

In addition to this a revised traffic flow plan for the car park has been finalised which will remove the errors with the existing design. The signage plan is currently being worked upon and should be completed within the next few weeks following which the work orders can be issued.

The proposed car park flow change will be shared asap.

The revised signage will hopefully address the current issues where by visitors parking cannot be found, there are no clear exit signs and no clear directions to other levels.

There are some ideas around the painting of all pillars and creating zones however these are likely to be out of scope of the current works and will be looked at in the future.

Illegal Grille Removal

All owners are reminded that the installation of grilles in the common area is not permitted under any circumstances.

Unfortunately several penthouse units have installed such grilles and despite multiple requests from the Management Office and our lawyer they refused to remove their grilles.

Owing to the unit owners continued refusal to co-operate, enforcement activities have commenced to remove the illegal grilles.

The remaining grilles will be removed as soon as possible.

Change of Security Company

Following the recent announcement regarding the appointment of Versatile Security, we are pleased to announce the handover date was brought forwarded and new guards are now on site.

Please bear with us whilst the new company aquaints itself with our site.

Cafe Update 16 Dec

Following the recent tender process we received a moderate amount of interest from potential operators however only a few submissions were actually received and after careful review these didn’t meet the criteria required.

We are currently looking at few interesting ideas from some fairly large players in addition to continuing to seek a suitable operator.

The current situation is both disappointing and extremely frustrating and any interested, experienced and suitable operators should contact the management office to seek further information.

Intercom Update

There are tentative plans to replace the broken intercom system with a PABX type system linked to a phone number provided by the resident.

Owing mainly to resourcing and budget issues this work hasn’t progressed.

We are pleased to share that the requirements are now being defined and a formal resolution will be tabled next months AGM.

Assuming that it’s both approved and there is budget then the new JMC will preside over the final approval.

Linkbridge Gates, CCTV and Lobby Door Update - 16 Dec

We are pleased to announce that the contractor for the Ironwork and lobby doors has finally be appointed and work should commence in the next 2 weeks.

The CCTV covering these many points is now operational although some adjustments will probably be needed once the everything is installed.

Once everything is installed it will ensure a greater level of access control to each block and hopefully provide a much safer environment for us to live in.

There will be a possible water disruption in stages as announced by Syabas yesterday with regards to upgrading works : – 
17th Dec 2013 (Tues) to 21st Dec 2013 (Sat) 
As such, during these periods, Residents are advise to use the water wisely and to store enough water for usage. 

Any inconvenience caused is deeply regretted.

November 2013 Debtors Update

The latest debtors report is now available for download here: 30/11/13 list of debtors by block

We are pleased to highlight following a lot of enforcement work over the past 1-2 months the debt level is decreasing and is now at the lowest level ever. Nevertheless their is still a lot of work to be done and we are determined resolve the issue with debtors.

All residents are reminded to check their statements and report any payments that may have been missed to the management office without delay.

Currently there are several major disputes owing to sub sale issues whereby an outstanding amount wasn’t settled during the sale process and they have now found that they are liable for any sums owed. 

Any sums owed are attached to the unit and not an individual so it will not be possible for the JMB to either write it off or commence recovery proceedings from a previous owner.

2013 AGM Date

The next AGM is tentatively set for the morning of Saturday 25th January 2014.

Unlike the previous tentative date the budgets/agenda/accounts etc are all ready and the Management Office team have now been tasked with preparing the formal invites.

Lift Interior Update

We have recently encountered some delays to the lift interior renovation works owing to sub-contractor & materials issues.

The works are due to recommence next week and a revised plan is available to view and the contractor will increase manpower at the site meaning that the latest plan will actually see the project completed early.

In addition to the new interior we are also upgrading the door safety sensors to the full height variant, meaning that an infra-red sensor running along the full height of the doors will prevent them from closing if an obstruction is present.

This will prevent the current situation when the doors can close, giving people or their bags a big whack!

CHANGE OF SECURITY CONTRACTOR

Dear Residents,

Please be informed that Versatile Protection Sdn Bhd will be taking over from the existing security contractor, Enforce Security Services Sdn Bhd effective from 8.00 a.m. on 31st December 2013 (Tuesday).

We would like to thank Enforce for rendering their services as best as they could during their tenure and bringing a level of stability to Villa Wangsamas.

The Management and JMC asks that all residents continue to extend their cooperation to our appointed security personnel at all times, in complying with and helping to enforce the House Rules for the mutual benefit of all residents and owners here.
