Dengue Advice

In view of the current dengue cases all residents at Villa Wangsamas must remain vigilant to help prevent dengue by following some simple steps to ensure that the Aedes mosquito cannot find any breading places within your units.

It has been noticed that some units have drain pipe blockages on their air conditioning compressor ledge which is a potential breading place. Please check these areas ensure that they cannot become a breading place.

Please be assured that the management office and DBKL are currently checking Villa Wangsamas to ensure that the common areas are free of dengue.

DBKL are also investigating the various construction sites surrounding our condo following reports are large large water ponds which could be the source of the outbreak.

19 Nov Debtors Update

The latest debtors report is now available for download here: 19/11/12 list of debtors by block
 
The Management Office team have began the debt collection process and unlike the previous management debtors will be tackled as part of a monthly process as opposed to periodic exercises.

All residents are reminded to check their statements and report any payments that may have been missed to the management office without delay.

In addition please ensure that you have provided your correct mailing address to the management office to ensure that the bills are sent to the correct location each month

NOTICE ON DENGUE CASES AT VILLA WANGSAMAS

Dear Residents,

There have been 2 reported cases of dengue at our condominium, at Tower H and Tower A, which resulted in the authorities declaring Villa Wangsamas as a dengue epidemic zone.

Despite repeated inspections, DBKL has not found any Aedes mosquito breeding grounds on our compound which leads them to believe that the breeding grounds could be inside the individual units.

As the next step, DBKL will be coming to Villa Wangsamas this Saturday 24 November 2012 between 8 am and 12 noon to conduct the following:

1) Briefing session at 9.00 am to promote awareness on dengue and its preventive and corrective measures. Residents are strongly encouraged to attend this briefing. It will be conducted at the Club House compound.

2) Fogging of each residential block from 8.00 am. The solution used is water-based which has been approved by the World Health Organisation (WHO) and is non hazardous to human beings. Unlike the conventional chemical-based solution, this chemical to be used is colourless, smokeless and almost odourless. We ask all residents to please open all doors and windows to allow the fog into your homes. 

NOTE: Residents with medical conditions e.g. asthma, who may not wish to be around during this time, may do so but please ensure someone is at home to do the required. 

3) Coordinating a "gotong royong" with residents after the briefing to clean up our compound of any possible Aedes mosquito breeding grounds. Residents are strongly encouraged to participate.

We would like to ask all residents to give their full cooperation and participation, in order to make Villa Wangsamas a safer place to live in. Those who require further clarification may approach the Management Office or email the JMC at vwm.jmc@gmail.com.

UPDATE ON CLEANING SERVICES DISRUPTION

Dear Residents, We wish to update you on the situation with the cleaning services company (ABI Care).

Recently officials of the Immigration Department conducted a spot check of our condo and found ABI Care to have several workers without proper documentation. These workers were immeditaly removed and ABI Care was given a warning and due notice to rectify the irregularities failing which they will be fined.

To safeguard the best interest of the JMB, we demanded that ABI Care indemnify the JMB should this incident happen again. Unfortunately, ABI Care refused and instead chose to terminate their services at very short notice.


Due to the short notice period given, there was some delay in getting replacements. However, we are pleased to inform that starting today Sakura Services will take over the cleaning services on a short term basis effective 2nd November.

This is to ensure sufficient time to choose and appoint a cleaning contractor on a long term contract.

Owing to the short notice very limited manpower was available on Friday however this will be progressively increased over the coming days.

We apologize for any inconvenience caused and would like to thank you for your patience and continued support whilst the cleaning backlog is resolved.

Revision of Monthly Service Change 01 Nov 12

TO : ALL OWNERS/RESIDENTS 

RE : REVISION OF MONTHLY SERVICE CHARGE EFFECTIVE 1ST NOVEMBER 2012

Referring to the recent concluded 4th AGM and the approval of the majority of unit owners for the revision of monthly service charge and sinking fund, the rates will be revised as follows:

a) 0.150 sen (psf) to 0.165 sen. 
b) 10 % increase on the sinking fund. 

The increase will be used to cover areas like up-keeping and up-grading of facilities in common areas and to top up the insufficient existing fund.

On the Management side, we wish to thank those that attended the recent AGM meeting by sharing with us their very helpful suggestions for the betterment of our existing condition and also their approval on making many changes.
