Updating Of Residents Database & Issuance Of New Parking Stickers

Dear Residents,

This is to request for your cooperation to update the residents’ database.

To-date we have been relying on the information received from the developer. Unfortunately the data is outdated since many people have either sold or rent out their units.

A copy of the registration form can be downloaded from the blog to enable you to complete it prior to visiting the management office. Registration opens on Saturday 11 February and those who submit the completed form by 26 February will receive the new car stickers Free of Charge. Those who submit after this date will be charged RM 5 per sticker.

From 11 March onwards, vehicles not displaying the new stickers will not be allowed to enter. Those found to have parked inside the premises without valid stickers may be clamped.

  2. how about those have completed in March 2011? As you mentioned in the thread above, you are relying on the information received from the developer. Means Management Office just ignored the forms submitted before?

  6. i dont mind register again, after all you guys are poor at keeping promises and records. i'd say, i;ve seen the timeline for paying services charges due more than 6 months and i've seen timeline for collector stickers and blocking resident's entry.

    but what i dont see is timeline to fix the lift, the broken and ugly ones. second i dont see a timeline solution to fix astro beyond decorders boosters whatever it is.

    i give the management until 1st of march to come up with this timeline and other problems faced by the residents.

    if you can block our entry and do all the other things, we residents who is the main contributor for your profits will act the same.

    no we're not violent, but we will gather to force changes to me made.

  7. On behalf of the JMC let me just say thanks for the feedback. We really do need the support of the residents such as yourself if we are to make any good progress here.

    As residents ourselves, we are well aware of the issues you raised having faced them also. All I can say right now is SPM is on their last chance to make good otherwise they're off just like their non performing staff (Akhtar, Arun etc).

    To address some of the specific issues you raised:

    1. We do have plans to upgrade the lifts but due to the high cost involved, it will have to wait for the AGM (tentatively in June) to get the JMB approval and funding. We have published the income and expenditure reports on the blog and from this you should be able to see that there are no funds available other than for general maintenance. If you recall, the proposal to revise the rates to a sufficient level was rejected by the JMB at last year's AGM and so we have to live with the funds we have.

    2. Everybody wants Astro Beyond (including the JMC) but to be honest it's on the low end of the priority list especially from a financial perspective since we have so many bigger issues like cracks & defects, security, accounts handover by the developer (finally done last month) & insufficient funds. We have allowed Maxis to install HSBB infrastructure here and they are likely to be launching IPTV services (could be Astro Beyond) soon. In addition, we are finalising a deal to provide a satellite based solution for Astro and hope to be able to share the information in the next few weeks.

    3. I'm not aware of any issues with the existing Astro system. We did have some problems at Phase 1 due to poor condition of the astro dish support bracket but that has been rectified. If you're having problems with your Astro, please inform the Management so they can fix it.

    The JMC is doing our best to get things sorted out and running well but there's only 8 of us (out of 1317 units) and out of those only a few are active members.   8. i feel for the management sometimes, n i also feel for the responsible residents who have to live with not-so-responsible residents who think they own the whole property n in total ignorant of common well-being. i support reasonable penalties to teach these irresponsible people some lessons, e.g. access suspension. 1 of the main reasons we don't have enough resource is due to these people who lives on others' contributions. it takes 1 bad people to understand the other, if u know what i mean. the other responsible residents don't mind for these controls, as the rules r there to protect their interests, n they have nothing to fear because they follow the rules to achieve common well-being. however, there's rooms for improvement, i.e. tighter control over visitor parking, cleanliness n elevator maintenance, among others.

  9. agreed and i am sure responsible residents here are majority and support to tighten control according to house rules and to apply strict control over visitor's parking problem once and for all,especially those not shameful resident's messing up the system on daily basis,apply fees rules without fear or favour should be effective if not should reduce when order are abuse.
    Rules are there to protect the majority,not to favour individual favour or interest.

  10. the security measures should not only limits for car users.. this should includes motorcyclist and most importantly the walking trespassers. Major break in cases in condos were due to this.
    sometimes, i would feels its not fair for the security being too strict with daily familiar face residents especially women with kids.. explaination was not counted. Mind you, we are residents but being control by paid security guards. As we are all aware, limitations of parking bays being raised every now and then and management should find ways to resolve this. it is a norm especially in KL to have 2 cars per unit.
