Lift Renovation Update

The condition of the lifts has been an issue for some time and the JMC have been working on producing a plan address the issues.

Over the past few months the JMC performed a tender exercise for an upgrade to the lifts by renovating the car interiors as follows:

• Hairline Stainless Steel walls and doors
• Rubber stud flooring
• Full height door sensors for additional safety
• CCTV

The 9 bomba lifts would have a different interior to due to their use for movers and daily rubbish removal.

Villa Wangsamas has 27 lifts and owing to the scale of the project it requires major expenditure in the region of RM400k.

Unfortunately owing to the scale of the project and it’s expenditure it will have to wait until the AGM (tentatively in June) to get the JMB approval and funding either through an increase in sinking fund, a one off payment per person or funds permitting from the sinking fund reserves.

The income and expenditure reports have been published on the blog and from these it’s clear that the sums collected are inadequate for anything more than light maintenance. The 2008-2010 sinking fund has now been handed over to Villa Wangsamas JMB however they are in the form of debtors and will not be available until the debt recovery exercise is successfully carried out. The current sinking fund is also in the form of debtors due to insufficient cashflow each month.

During the previous AGM the proposal to revise the rates to a sufficient level was rejected by the JMB at last so we have to live with the funds we have and focus on reducing costs in order to balance the books.

It is planned to share the upgrade proposal well before the AGM to allow people to fully understand what is being proposed and provide feedback.

We hope each and every member off the JMB will attend the AGM and support the long overdue upgrade plans for the lifts are other projects.

  1. PLEASE DO SOMETHING WITH THE WALL PAPER IN OUR LIFT AT BLOCK A. IT S LOOK LIKE RUMAH PANGSA LIFT ALREADY AND REALLY LOOK LIKE LOW COST APARTMENT. AT LEAST WITH OUR MAINTENANCE FEES RM220.25, THEY SHOULD BUY A CHEAP MATERIAL LIKE PRESENT PAPER TO STICK ON THE WALL TO MAKE PEOPLE WHO BOUGHT AND LIVED HERE FEEL LIKE STAYING IN HEAVEN NOT LIKE STAYING IN BANDARAYA FLAT. PLEASE,PLEASE,PLEASE WE ARE WAITING FOR THE PROMISES FROM THE MAINTENANCE SINCE LAST CHINESE NEW YEAR THAT THEY WILL CHANGE OUR LIFT WALL PAPER TILL NOW NOTHING HAPPEN. DONT JUST SAID BUT DO IT!!!!! DONT TRY TO CHEAT OUR MAINTENANCE MONEY!!!! MAINTENANCE OR COMMITEE SHOULD ALERT ABOUT THIS MATTERS. THANKS

    We are well aware of the poor condition of the list which have been vandalised and the plans etc are mentioned above.

    The option of replacing the cheap material is not recommend because it will be quickly vandalised again and due to the large number of lifts here we cannot afford to simply waste such funds.

  3. COME ON, WE PAY SUCH OF EXPENSIVE MAINTENANCE BILLS EVERY MONTH, PLEASE DON'T GAVE US THE STUPID ANSWER THAT MAINTENANCE CANT AFFORT JUST TO CHANGE EVEN A CHEAP MATERIAL FOR A LIFT WALL PAPER. WHAT WE KNOW NOT ONLY THE LIFTS AT BLOCK A HAVE A WALL PAPER PROBLEM, OTHER BLOCK ALSO GOT A SAME PROBLEM. YOU KNOW WHAT? WE HAVE TO WORK VERY HARD TO KEEP AND WASTE OUR MONEY FOR THE MAINTENANCE BILLS EVERY MONTH HERE BUT AT THE END NOTHING HAPPEN. AGAIN DON'T TRY TO CHEAT OUR MAINTENANCE MONEY!!!!! OTHERWISE WE THINK TO BRING THIS MATTERS TO THE NEWS PAPER FRONT PAGE INCLUDING THE PHOTOS THAT VILLAWANGSAMAS SUCH A BEAUTIFUL FIVE STARS CONDOMUNIUM SUCH A VERY EXPENSIVE MAINTENANCE BUT CANT AFFORT TO MAINTAIN THE CONDOS LIKE OTHERS EXPENSIVE CONDOS IN KUALA LUMPUR.     1. I note that you perceive that the service charge is expensive. Please can you help quantify your statement?

      In actual fact if you look at the I&E reports that have been published you will note that the charge wasn’t enough to allow us to pay all the bills each month hence the need to reduce costs.

      At some point last year the JMC looked at replacing the wallpaper with new wallpaper however owing the fact that it’s easy to vandalise, the cost for 27 lifts was quite high and coupled with the desire to start upgrading the lifts cars later this year we decided not to proceed with this option.

      If you are a JMB member then please feel free to table proposal at this years AGM for the wall paper and/or vote for the lift upgrades.

      Please understand that the JMC are group of volunteers who do not get paid hence your comment regarding customer being always right is inappropriate.

  4. My suggestion is don't go for something that easily vandalised.
    Get something which is solid and lasting or else we will have the same problem again and again.

    I believe installing a scratch-less panel for a lift is still affordable.
    this is my humble opinion.

    I am so please there is a blog for Villa Wangsamas. Well done.

    I bought a unit - BLOCK H, but as everyone else said the lift interior AWFUL & UGLY, it's a shamed 5 star condominium like this. Last year I took my friend from oversea and my family too, this lift interior were embarassing!!!

    PlEASE NOTE, the TILES top near LIFT are missing, can JMB please replace this? I saw this since 2006 nothing happen, PLEASE PLEASE replace the missing TILES. ALSO, the scanning for lift is NOT WORKING, this is not very safe and unaceptable due to security reason, people outsider can come easily.

    Summary to change for BLOCK H

    1. Wallpaper lift - should change to solid and NO wallpaper. Safe our money once.
    2. TILES - near LIFT TOP - please replace, this is not expansive, we pay RM 205.25 every month.
    3. The lift scan is broken.

    I can't wait to see the improvement of Block H ASAP, at least TILES NEAR LIFT AND SCAN!!!

    Credit to JMB office, pool very clean but NOT the MENS changing room (doorS locked broken), and the cafe very nice as well. Staff or cleaner should check regularly to make sure no vandiliser around!!!

      We have just brought in a new management company effective 1st July and in time they will address the many overlooked issues we have. Please can you raise a defect report at the management office or send them specific details of the missing tiles and they will follow up asap.

      The lift situation was covered in the blog post and will be discussed/decided at the AGM in September.

      I believe that the lift access controller has already been reported and should be fixed soon.

  7. Im agreed with OVW. Lift interior is very bad and ugly. Not only block H, our new block A also look so ugly. Till now with RM220.25 our maintainance fees we pay without miss they still do nothing. For new company of maintanance, please do something with our lift. Please please at least we can see like 3 stars kondo not like bandaraya flat. We waiting for the improvement of our lift. Thanks

    1. Either you have not read or previous comment or not understood them.

      This is a costly thing that requires substation investment and a decision will be taken in the next AGM.

  8. Villa Wangsamas JMC, you are so good in giving reason and excuses, especially the 'COSTLY THING' reason. We know that you already got a few proposal regarding to make an improvement to the lift but no feedback from comittee side. WHY?

    1. We are not giving excuses we are giving reasons and it’s been stated before that funds have not been available and even if available such expenditure would require an EGM or AGM.

      If you are a JMB member then I suggest you attend the AGM which is being planned for September and vote on the proposals presented because your vote is important.

  10. Dear all members / resident of Villawangsamas,

    I am an owner from Block G and families in Block A & H. I believe the main issue here are:
    1. vandalism
    2. debt

    If we could work together and stop the vandalism, this issue won't be raised.

    The management needs to find a way like last year on debt recovery exercise in order to collect the money to repair our lifts. When the percentage of residents not paying is higher than those who paid, we are going to have a serious issue which most condo in Malaysia has, no money for maintenance.

    Some blocks I went, the lift is still nice and clean. Maybe we could work together and report to the management when we saw vandalism in our beloved condo.

    I have read re: the management and security is now changed. I hope they are very good and better the last one!

    Re: The canteen because terminate the contract/tender just because not paying bills e.g water, are very good thing. stealing water from 1st floor or mens/ladies toilets is not acceptable. Good decicion to removed them.

    I presume from reading info here, link the damaged mens changing room. I can't believe this happen. Are the security around?

    ** Suggestion locked both cahnging room 10pm or 10.30pm (security on duty will locked it, then tomorrow morning open again) definitely will stop this people doing vandalism.

    Just imagine these time is quiet and everybody not responsible. The tiles to replace cost OUR money, please please everybody see suspicious should report Security (CAN speak Malay/English) not foreigner not understand these language. I was there to visit my property but I need help but they dont understand, shamed!!!

    Permenant resident of vw and Amir credit to you both for taking care and the responsibility.

    Villawangsamas one of the best condo in KL.

    I just hope our resident more care this time.
