Parking and Security Updates

A few quick updates on some of the hot topics regarding parking and security.

Access Cards
The current access cards are encountering durability issues as well as system abuse by residents. The management office are currently looking to the feasibility of replacing all cards and quotations are being sought.

New Parking Permits
A design has been chosen and final committee approval should be obtained soon.

Visitors Parking
There is scope for improvement in how this is currently managed. We are aware of the feedback that has been given and this is being discussed with SPM and a proposal will be produced soon.

Across the whole development there are 236 visitors parking spaces. On an almost daily basis the management office receives requests to rent a space. We are currently looking into the feasibility of renting out a limited number of the visitors parking spaces to residents who fulfil a specified criteria e.g. all maintenance charges are up to date etc

Some residents are unable to park in their current spaces due to water leaks damaging their cars paint so the management office have allowed them to park in visitors spaces until repairs are made.

Clamping
This has been a big success although there is always more that can be done. We are aware of several residents who have two cars in their bays and if this continues then their cars will be clamped. Once the visitors parking area is better managed then the clamping will be incraesed in this area. The managment of long term abusers will also be looked at as well.

Security
We currently looking into the feasibility of CCTV in the pool area for added security. This may also allow  a reduction in guards or the redeployment to other patrols within Villa Wangsamas.

Phase 2 Entrance
Last month we posted about the feasibility of improving the traffic flow at the Phase 2 guardhouse:

This is still being looked into and quotations are being sought.

In addition many pedestrians like to enter via the phase 2 exit due to it being a much shorter route. To improve secuirity in this area we are also looking into the cost of installing a pedestrian autogate.

  1. Access Card - good idea to replace with new card to control on the "fraud" card.

    New Parking Permit - do make sure we have a good purpose and system control for the new permit to avoid any wastage or complaint.

    Visitor Parking - any control whether Phase 1 residents are not allowed to let their genuine visitors park at the Phase 2 Visitor Parking Lot?

    Clamping - do you guys maintain a record on this matter? i.e. date, place, time, plat no., amount received, etc?

    Security - I personally think that installing CCTV in lifts is more urgent that pool area.

    Phase 2 Entrance - I have sometimes used that as well and it will be great to have a pedestrian gate rather than asking the guard to open the post.

  2. Clamping - yes I belive theat there is a record kept by the MO.

    Security - a valid point and some quotes for the lifts have been received already.

    Parking control - at the moment visitors can park in any visitor parking space. More control is needed hence my comments.

  4. We will look into putting up signs however this will be difficult to enforce unless many speed bumps are installed.

  6. there are quite a number of cars parked at phase 2 visitor parking but without visitor card...are they allowed to come in without visitor card??

  7. Many people use their access cards to enter or the guards let them through. Although its slow progress we are working to resolve the problem.
