Handover of Accounts & Liabilities - Update

Further to the posting on the 9 May 2011 SPM met with the accountant of Setapak Heights (Ms Liang Wai Kiat) on 13 May 2011 to discuss the handover of the accounts and liabilities to Villa Wangsamas JMB.

The steps outlined to SPM were in an informal and potentially unbinding fashion and the JMC have requested a formal agreement so that once certain steps have been taken the handover will be complete.

After a long period of non communication the JMC welcome dialogue but are disappointed that it has taken 6 months for the developer to only now ask for such items and agreements in a way detailed above.

No Pets Allowed at Villa Wangsamas

There have been several compalints regarding residents who appear to be keeping pets within their apartment.

Please note that under section 2.5 of the Villa Wangsamas House Rules it clearly states that no pets or live stock are allowed.

To ensure that there is no misunderstanding this covers but is not limited to: dogs, cats, chickens, snakes, birds, goats, sheep, rabbit, pig and horse.

The JMC have instructed the Management Office to take action against residents who are found to be keeping pets.

In addition to this you may also report the issue to DBKL as detailed in the notice below because it is a breach of their regulations:

Handover of Accounts - Update

Following the resignation of the previous management (Villa Wangsamas Management Sdn Bhd) last November, the JMC has requested that the accounts, building maintenance and sinking funds etc be transferred to Villa Wangsamas JMB by the developer (Setapak Heights).

The developer requested some time to ensure everything was in order and the JMC demonstrated goodwill in agreeing to this. Unfortunately despite several promises that everything would be sent over by an agreed date the developer has failed to deliver on each occasion.

Today the JMC has issued a final warning to the developer and if there is no progress in 7 days then the JMC will initiate further action to the relevant authorities, media and legal channels.

The non-delivery of the above has resulted in maintenance being delayed and the current Management Office being unable to initiate proceedings against service charge arrears pre 2011.

Care when using the Car Park

The JMC would like to remind residents to exercise care when driving in the car park.

Please remember to stop at junctions and please do not speed.

Unfortunately on Saturday afternoon an accident occurred on level P1 near near Tower E which resulted in a serious collision between two cars and then one of the cars subsequently hitting a nearby parked car.

We will leave the apportioning of blame to the Police however we would like to stress again that drivers must exercise due care and attention when using the car park.

The JMC will discuss with the Management Office the possibility of adding some speed bumps in certain locations to force drivers to slow down.

News From The Villa Wangsamas Musolla

The sessions are as follows :

Every Tuesday : 8.30pm
Every Sunday : 9.00pm

For those who wish to perform the group Solat for Isyak on that day , you are also welcome. The recital of Qu'ran & prayer will be leads (Imam) by : Al-Ustaz Basrawi.

Nevertheless all are welcome to perform the group Solat of Maghrib & Isyak everyday.

Parking and Security Updates

A few quick updates on some of the hot topics regarding parking and security.

Access Cards
The current access cards are encountering durability issues as well as system abuse by residents. The management office are currently looking to the feasibility of replacing all cards and quotations are being sought.

New Parking Permits
A design has been chosen and final committee approval should be obtained soon.

Visitors Parking
There is scope for improvement in how this is currently managed. We are aware of the feedback that has been given and this is being discussed with SPM and a proposal will be produced soon.

Across the whole development there are 236 visitors parking spaces. On an almost daily basis the management office receives requests to rent a space. We are currently looking into the feasibility of renting out a limited number of the visitors parking spaces to residents who fulfil a specified criteria e.g. all maintenance charges are up to date etc

Some residents are unable to park in their current spaces due to water leaks damaging their cars paint so the management office have allowed them to park in visitors spaces until repairs are made.

Clamping
This has been a big success although there is always more that can be done. We are aware of several residents who have two cars in their bays and if this continues then their cars will be clamped. Once the visitors parking area is better managed then the clamping will be incraesed in this area. The managment of long term abusers will also be looked at as well.

Security
We currently looking into the feasibility of CCTV in the pool area for added security. This may also allow  a reduction in guards or the redeployment to other patrols within Villa Wangsamas.

Phase 2 Entrance
Last month we posted about the feasibility of improving the traffic flow at the Phase 2 guardhouse:

This is still being looked into and quotations are being sought.

In addition many pedestrians like to enter via the phase 2 exit due to it being a much shorter route. To improve secuirity in this area we are also looking into the cost of installing a pedestrian autogate.
