Changing of Management Office

June 15, 2016.

The Residents of Villa Wangsamas Condominium

The current Management Office ("MO"), Jeffry Low Facilities Management Sdn Bhd ("JLFM") has decided not to continue its service term in managing our Villa Wangsamas Condominium.

The current Management Committee ("MC") is in the process of selecting a new MO. This process will continue with the new MC, whom shall be appointed during the Annual General Meeting, this Saturday 18 June 2016.

The existing MC is committed to work with the new MC until a new MO is identified.

During the interim period, the MO shall be managed by our Resident Manager.

We seek the understanding and cooperation from all Residents of Villa Wangsamas.

Management Office Operating Hours during Ramadhan

Dear Owners & Residents,

Please be informed that starting from today, 6th June 2016, during this Ramadhan month, the Management Office will be open as follow:

Monday to Friday
From 9:00am to 4:30pm without any lunch break (still open from 1:00pm to 2:00pm).

Saturday
From 9:00am to 1:00pm

Management Office Payment System Maintenance

The Residents of Villa Wangsamas Condominium

Please be informed that the Villa Wangsamas Management Corporation’s facilities management system shall be closed for maintenance (usually, this period of time has the lowest payment activities);

from 9:00am, 4th April 2016 (Monday)

until 9:00am, 5th April 2016 (Tuesday)

The Management Office would not be receiving any payment for maintenance and water bills during that period. Other services would still available during the period.

The Management Committee and the Management Office would like to apologise for any inconveniences due to the above and appreciates the cooperation from all Residents of Villa Wangsamas.

New Appointment of Resident Manager & Auditor

Dear valued owners and residents,

Management Corporation (MC) committees had agreed and initiated a full time owner/resident in the management office, Mr. Izzuddin as Resident Manager, to assist the MC and Management Office team from JL Facilities Management (MO) especially on the accounting and tender related matters.

We are also pleased to announce Jeffrey Suffian Chartered Accountants as our new Auditor for the account ended 31^st December 2015. The auditor is also one of the current owners in Villawangsamas.

MC is targeting the account ended 31^st December 2015 to be ready and table up during our 2016 AGM where the official date will be announced later.  

Let us together welcome Mr. Izzuddin as the new Resident Manager and Jeffrey Suffian Chartered Accountants as the new auditor.

We hope with this initiative more of our own owners/residents will be involved in serving Villawangsamas community and be part of the betterment of our beloved condominium.

Building Manager Update

Owing to TY Low having to spend more time away from VW, Mr. Muhammad Hardave (Dave) has joined the team as Building Manager a.i. A decision on the long term plan will be made asap.

CONVERSION OF MAINTENANCE CONTRIBUTION - FROM PER SQUARE FOOT TO SHARE UNIT BASIS FOR MANAGEMENT CORPORATION.

Following the formation of the MC (Management Corporation) at the 1st AGM on 4th April 2015, under the Strata Titles Act 1985 (Act 318) [section 45 (3) (b)] and the new Strata Management Act 2013 (Act 757) [section 12 (3)], the calculation for the monthly Service Charge and Sinking Fund contribution will be based on the number of Share Unit allotted for each Parcel effective August 1st 2015.

The number of shared units was determined by the Land Office and based on a complex formula determined by factors such as unit size, accessory parcels [e.g. parking spaces], private gardens and balcony areas.

Management Office during Ramadan

Please be informed that throughout the fasting month of Ramadan (i.e 18/6/2015 to 16/7/2015), all our Muslim staffs including our service providers will go off early at about 4.30 pm daily.

Note that the MO counter operation time will remain open from 9:00am to 5:30pm without lunch break. Your attention on the above matter is much appreciated.

Chinese New Year Holidays

In view of the forthcoming extended holiday weekend from 19^th February 2015 to 22^nd February 2015 for the Chinese New Year Festival, residents are kindly reminded to undertake the following precautions before leaving for your holidays.

You may wish to reinforce your door entrance with an additional lock and also please make sure that your windows, balcony sliding door, drying yard and kitchen door & grills are well secured and shut upon leaving. (For units with an alarm system, please also check your sliding doors to ensure it is in working condition).

Do also check upon and turn off the gas tap & water-faucets and switch off the air-conditioning system, heater and all lights & equipment not in use.

Residents leaving behind their vehicles parked inside the building, do make sure that your car lights (inside cabin too) is turned off and it is well secured and that no valuables are kept within. If you are away for more than a week, you may wish to ‘dis-connect’ you Battery too.

Lastly, for those who are driving, do check the condition of your car and have it serviced early, to ensure that it is all ‘tip-top’ to go and, please drive carefully and have a safe journey.

The office will resume operation on Monday 23^rd February 2015.

Management Office - Organisational Update

Please note that with immediate effect Ms Fione Lim is no longer attached to Villa Wangsamas.

Until a replacement Building Manager is appointed Mr TY Low from JLFM HQ will take temporary change and our current Building Executive Mr William Tan is the escalation point for out of hours emergency issues on 019-211-3232

In addition to the above En. Hasrul Hisam will join the team on 4/2/15 as Building Executive.

Please be reminded that the latest Management Office contact details can always be found on the blog site and all residents are reminded to read the recent article on contacting the management office.

Contacting the Management Office

All Residents are actively encouraged to demonstrate a sense of community spirit and directly report any problems that they find to the Management Office without delay.

In addition to visiting the office in person Residents can email the Management Office team or call either the fixed line or the Building Manager.  The latest contact details and staff list can be found on the blog site.

It has been noted that some Residents are writing comments on the unofficial Facebook group addressed to the Management Office.

Please note that the Management Office are not on Facebook and the posting of such feedback on the group will likely lead to a delay in resolving issues or even reports getting missed.

Please be reminded that all feedback must include your name, unit number and contact details.

The feasibility of an online Residents portal is being looked into which would allow Residents to report and track issues,  view their service charge account and other important information. 

More information will be shared once the evaluation is complete and any feedback would be welcome.
