VEHICLE ENTRY AT GATE 1,2 & 3

Residents are reminded that visitors requiring parking must enter via our primary guardhouse at Gate 1.

All residents are required to use a vehicle access card to enter/exit our car park and those without a card will be treated as a visitor. Recently there have been several instances of both visitors and residents without valid access cards trying to gain access to the car park complex via Gate 2.

The system has been in place for some time however strict enforcement of this rule will be in effect from 15 August 2014

  1. Residents found without vehicle access cards are no longer be permitted to enter via Gate 2 will be required to proceed to Gate 1 for entry
  2. Gate 3 exit is strictly for residents with valid access cards. All other vehicles will need to exit via Gate 1
  3. All Visitors requiring parking must enter via Gate 1 with the exception of drop off/pick up’s for Tower A,B,C,D, and Gate 2 will no longer allow entry to visitor parking
  4. Pedestrian visitors may enter and exit at Gates 1 & 2

Your attention on the above mentioned matter is appreciated we trust you would render your cooperation with our sentry guards who are enforcing the visitor rules.

Gate 1 VW Tag Update

We are pleased to confirm that following an extended test with a number of residents, the VW Tag lane and transponder solution at Gate 1 was a success.

Unfortunately as the final preparations were being made to launch this several lightning strikes occurred over a period of a few weeks which damaged the system along with other items at Gate 1. The repairs to the circuit boards can take in excess of a week, with the system in-operable during this time.

Gate 1 seems to encounter a disproportionally high number of power surges and owing to the impact and that this would have to the operation of the VW Tag system and to prevent damage to the other electrical items we are currently working to fit a heavy duty surge protector to the main distribution box at the guardhouse.

We apologise for the delay in commissioning the system however we must ensure that post commissioning the system is reliable for residents.

The JMC are currently awaiting quotes from several electrical contractors and will endeavour to expedite the works so that VW Tag can be launched.

Updated House Rules

The JMC and Management Office are considering producing a residents information booklet containing the house rules and some other important information. Any feedback or ideas for content would be welcome and should be sent to the JMC via vwm.jmc@gmail.com


Audited Accounts Update

Several people have recently enquired as to the where they can get a copy of the yearly audited accounts which are submitted to the authorities.

Copies of the accounts are available on the blog site as follows as well as the management office.

To again reiterate that owing to the AGM being held late Jan 2014 and the need for a auditor to be appointed for the previous year as well as the audit only commencing after the 2013 account period has closed (several months into 2014) and the audit process taking several more months the 2013 accounts the accounts were not available during the AGM.

The latest update is that the the JMC will receive a draft copy in the next few weeks and once approved a draft copy will be made available.

June 2014 Debtors Update

We are pleased to highlight following continuous enforcement work over the past 6 months the debt level is decreasing and is now at the lowest level ever. Nevertheless there is still a lot of work to be done and we are determined resolve the issues with debtors.

All residents are reminded to check their statements and report any payments that may have been missed to the management office without delay.

We are also noticing some residents who request a payment plan to clear their debt become bad paymasters again after a 1-2 months and the Management Office will take swift enforcement action action against those who try to play the system.

Currently there are several major disputes owing to sub sale issues whereby an outstanding amount wasn’t settled during the sale process and they have now found that they are liable for any sums owed.

Any sums owed are attached to the unit and not an individual so it will not be possible for the JMB to either write it off or commence recovery proceedings from a previous owner. 

Recently a unit owner took a previous owner to the small claims court over the sub sale debt issue and won the case. Following this judgement the JMB understands that other owners in a similar situation are now considering this course of action.
