After Office Hours On Call Service

This is to inform that for any after office hours emergency, a new on call service is available for residents who experience issues such as internal plumbing issues like (pipe burst), internal emergency electrical problem, black out, short circuit or other issue.

Please note that a flat rate call out fee of RM 80 is chargeable per visit to restore back the essential supply.

Please call upon our Chargeman, Encik Fauzi at 012-5655568 should you encounter an emergency and require this service.

Note that this service is optional and residents who do not wish use the service may contact their own contractor.

Merdeka Public Holiday

Please be informed that the management office will be closed on the 31th August 2012 (Friday) for Merdeka day. The following day will be as normal working day.

Please keep your home safe by locking all doors and grills or informing someone to keep a look out if you’re planning for a long weekend away as an extra prevention.

Noise Reminder

PLEASE KEEP THE NOISE LEVEL DOWN!


1) Do not push chairs or furniture on the hard flooring surface.
2) Do not keep dogs in your unit. Is against the house rules.
3) Do not shut your doors loudly, please close it gently.
4) Change a new one if you hear whistling sound coming from your worn out faucet.
5) Place your garbage into the garbage room gently.
6) Always walk softly as the sound is very loud on those staying below you.

Noise travels from wall to wall and is always louder on the other side. So please be a good neighbour by being considerate and caring to those staying next to you.

A home is where everyone deserves a well deserved rest, sleep and to rejuvenate. So please keep the noise down to the minimum.

CHANGING OF NEW SECURITY TEAM (COMPANY)

Further to the updated posted by the JMC on 7 August, the management office have issued the following notice to inform residents of the change in security company.

Please be informed that in order to further improve on our security services, we have appointed a new security team ENFORCE SECURITY SERVICES SDN BHD to take over the security duties of Villa Wangsamas Condominium with effect from 16th August 2012 onwards.

To avoid any inconvenience, please use your resident’s access card at all entries. We are looking at improvement in many areas and at the same time enforcing the House Rules on areas like playgrounds, gym, car parks and swimming pool.

JMC Organisational Change 01/08/12

It is with regret that we have to announce the resignation of Pn. Mazlina Binti Abdullah from the JMC effective 1 August 2012 due to personal and work committments.

We would like to thank Pn. Mazlina for her support and guidence over the past few years and wish her the best in her future undertakings

Appointment of Enforce Security Services

Despite a good start, the performance level of Asiaforce Security has dropped noticeably during the last few weeks. Many chances were given for them to improve but there's been no positive response and they have asked to be be released from the agreement.

As such, the services of Asiaforce has been terminated effective 16 August and they will be replaced by Enforce Security Services.

We ask that the residents continue to give feedback on the performance of Asiaforce until their last day.

Please remain vigilant at all times and report anything suspicious to  the management office immediately.

Regardless of which security company we employ, residents must ensure that their property is adequately secured all times. Some options to be considered are:

•    Changing the door locks from the original sets & installing a grille
•    Using of clamps ground the grille
•    Securing the 2nd door from inside so that it cannot be forced open
•    Fitting a good quality alarm system with a monitoring facility
•    Installation of CCTV at your front door (subject to agreement of neighbouring units & Management Office)

Keeping Of Domestic Pets In the Condo

The management has received complaints from residents that some owners are keeping pets inside their units. Please note that the Villa Wangsamas House Rules  prohibit the keeping of these animals in the unit.

Domestic pets need an environment to run about and wander freely. To cage them in the unit is definitely not conducive for the animals. We strongly recommend that owners with pets kindly make arrangement to have them kept in a proper and ideal environment and not in condo. The local authorities are also entrusted to enforce penalty to units, which houses these animals if reported.

Vandalism By Residents Children

We have been informed by our security team that a group of residents’ kids have been caught vandalising the fire fighting equipment, a police report has been lodged where the parents has been informed and paid all damages listed below,
 
a) Discharging of fire extinguisher by emptying the content that need to be replaced.

b) Flooding at lobby area caused by releasing water from the fire hose around elevator area and inside. Cleaning and repairing areas affected by the water and some that flow into the elevator shaft area.



Residents must always keep their kids in check to prevent damaging equipment meant for the benefit of all residents and it is also our duty to take drastic action as to serve as a deterrent to prevent this incident from happening again.

Please report to us or the security in charge if you notice any act of vandalism in your area and take this as an obligation to help and protecting our property.

Roof Top Lighting

Our maintenance team has recently repaired all of the fused aircraft warning lights that are on top of each block. The lights had been broken for many months and despite multiple requests the previous management failed to take any action.



In addition to this the illuminated roof sign will be repaired and operational asap.
