Accounts/Fixed Deposits Update

The Building and Common Property (Maintenance & Management) Act,  2007, also know as Act 663 clearly stipulates that the developer must handover all surplus monies in the Building Management Account within one month of the formation of the JMB.

Villa Wangsamas JMB was formed in 2009 however the developer refused to handover the main account until January 2012. In addition to the monies already handed over,  the Developer is still holding a series of fixed deposits which containing the deposits paid by owners upon vacant possession and total in excess of RM600,000.

Despite a number requests for the funds to be transferred, the developer has tried to set terms and conditions which were deemed completely unacceptable and have now failed to respond to our formal correspondence.

Today we were informed that the Setapak Heights representative who we deal with is no longer working for them and his clerk who holds the paperwork cannot help because she doesn’t know who her boss is!

This contempt, lack of responsibility and blatant disregard of the law is typical of the behaviour shown by Setapak Heights towards Villa Wangsamas JMB.

Owing to this we are left with no option but to commence formal recovery proceedings.

Lift Car Interior Renovation Update

The JMC are pleased to announce the approval has been given to proceed with the renovation of all 27 lift car interiors.

The design will be stainless steel on all sides, handrail, kick bar and rubber stud flooring.

The existing ceilings will remain for now and any damaged items will be repaired/replaced. Several new designs were looked at however the proposed designs for our budget offered no real improvement over the existing items. We will continue to look for alternative designs once budget is available.

Following numerous cases of lift buttons being vandalised, we will also be adding a protective cover over the control panel.

In addition to this work we have asked the management office team to source for a small notice board for each lift.

We are now awaiting the implementation plan and details will be shared once they are available.

T Junction Sign


We are pleased to announce that the installation of a sign at the T junction has been approved.

This long overdue item will help guide visitors/taxi/emergency services etc to the required entrance.

CHECK & SERVICE INTERNAL UNIT WINDOW PANEL

We regret to inform you that one of the resident unit bedroom window panel at Block H dislodged from its holding during a very windy situation last week when it fell to the ground and subsequently damaged a moving taxi below.

For safety reason, the Management wish to remind all resident to engage iron mongery contractor to maintain and to service all the moveable window panels inside your unit to prevent this re-occurrence of such nature. Your contractor will conduct a physical check for you to ensure all your window panels operate in a safe manner at all time.

We appreciate for your attention on the said matter and please call upon the Management Office should you have any query or require any assistance to the said matter.

All residents are reminded to check their statements and report any payments that may have been missed to the management office without delay.

Please note that from next month the report will include the unit owners name.
