The sessions are as follows :

Every Tuesday : 8.30pm
Every Sunday : 9.00pm

For those who wish to perform the group Solat for Isyak on that day , you are also welcome. The recital of Qu'ran & prayer will be leads (Imam) by : Al-Ustaz Basrawi.

Nevertheless all are welcome to perform the group Solat of Maghrib & Isyak everyday.

Parking and Security Updates

A few quick updates on some of the hot topics regarding parking and security.

Access Cards
The current access cards are encountering durability issues as well as system abuse by residents. The management office are currently looking to the feasibility of replacing all cards and quotations are being sought.

New Parking Permits
A design has been chosen and final committee approval should be obtained soon.

Visitors Parking
There is scope for improvement in how this is currently managed. We are aware of the feedback that has been given and this is being discussed with SPM and a proposal will be produced soon.

Across the whole development there are 236 visitors parking spaces. On an almost daily basis the management office receives requests to rent a space. We are currently looking into the feasibility of renting out a limited number of the visitors parking spaces to residents who fulfil a specified criteria e.g. all maintenance charges are up to date etc

Some residents are unable to park in their current spaces due to water leaks damaging their cars paint so the management office have allowed them to park in visitors spaces until repairs are made.

Clamping
This has been a big success although there is always more that can be done. We are aware of several residents who have two cars in their bays and if this continues then their cars will be clamped. Once the visitors parking area is better managed then the clamping will be incraesed in this area. The managment of long term abusers will also be looked at as well.

Security
We currently looking into the feasibility of CCTV in the pool area for added security. This may also allow  a reduction in guards or the redeployment to other patrols within Villa Wangsamas.

Phase 2 Entrance
Last month we posted about the feasibility of improving the traffic flow at the Phase 2 guardhouse:

This is still being looked into and quotations are being sought.

In addition many pedestrians like to enter via the phase 2 exit due to it being a much shorter route. To improve secuirity in this area we are also looking into the cost of installing a pedestrian autogate.

Lift Interiors Update

The state of lift interiors has been a bugbear for all of us from almost day 1.

Neither the developer or the previous management has addressed this issue to a satisfactory level and we are now left with the current situation.

Whilst it may be possible to get the developer to address the issue it’s also possible that we may have to bear the upgrade costs.

Worst case scenario is that between all of our blocks there are 27 lifts which will need interior work. The management has received an initial quotation for the works and the cost is high (>110k).

Further quotations are needed and more affordable approaches looked at.

Please rest assured that we all want this project happen asap however financial constraints are the main cause of the delays.

Astro B.yond at Villa Wangsamas

Following some enquiries regarding the availability of Astro B.yond HD TV the Management Office and the JMC would like to provide you with an update.

Unfortunately our current centralised system not compatible with the HD TV service provided by Astro. We are aware of some residents installing the HD setup boxes however until the building infrastructure is upgraded then you will only be able to view the standard definition (SD) service and the service may not reliable.

The management have engaged the services of a company to survey the current system and then provide a quotation for a system upgrade to provide HDTV signals to every unit.

Following some initial observations it looks like the majority of the system needs to be replaced with additional infrastructure added to cope with the HD signals.

Two current areas of concern are the compatibility of the cables from the riser to the apartments and the wall sockets located in the apartments so further tests will need to be done to assess this.

The contractor has stated that if the system is upgraded then people will still be able to use their old boxes to receive SD signals if they do not wish to subscribe to B’yond however cabling changes may still be required as mentioned above.

Once all the quotations have been received then we will have a greater understanding of the task magnitude and it can then be prioritised relative to other repairs and projects.

Our current understanding is that Astro do not currently provide any subsidy for communal system upgrades so any costs will be need funded by the sinking or maintenance accounts which are already under pressure.

We would like to take the opportunity to remind you that personal satellite dishes must not be fitted to the outside of your unit or on the balcony and action will be taken against residents who fail to adhere to this.

Organisation Change – Management Office

Please be informed that Mr Lawrence Goon from SPM has joined the Management Office Team replacing Mr Albert Tan.

The Management Office page has been updated to reflect this change.

Please join me in welcoming Lawrence and thanking Albert for his efforts in improving Villa Wangsamas over the past few months.

Pool & BBQ areas

The in-house maintenance team have recently repaired the BBQ’s and re-varnished the benches. The BBQ grilles are kept by the management office to try and prevent unauthorised use and will be given to people who have a valid booking.

The area surrounding the pool is in need of some attention and quotations for replacing the wooden decking with wood or stone are currently being requested.

Most of the pool sunbeds and tables provided by the developer are either broken, missing or in a poor state of repair and quotations are currently being requested from several suppliers.

Now that we have employed the services of a landscaping company the gardens are looking more tidy however if you see something wrong then please contact management office so that it can be rectified asap.

There are many possibilities and ideas to improve the pool area however until the remaining accounts and monies from the previous management company are transferred to us by the developer the tight budgets make things difficult for everybody.
